FINAL MAP NO. 30453
RECOMMENDATION:
That the City Council approve Final Map No. 30453 for Sanborn A & E, Inc.,
representing Heavenstone Collections, LLC, to subdivide properties located at 510
and 540 Indian Canyon Drive North, in Section 11, T 4 S, R 4 E.
SUMMARY:
Sanborn A& E, Inc., representing Heavenstone Collections, LLC, has prepared an
eight (8) lot Tract map for subdivision of properties located at 510 and 540 Indian
Canyon Drive North, in Section 11, T 4 S, R 4 E.
BACKGROUND:
Sanborn A& E, Inc., representing Heavenstone Collections, LLC, requests that the
properties located at 510 and 540 Indian Canyon Drive North, in Section 11, T 4 S,
R 4 E, be subdivided into eight (8) lots.
At its meeting of November 28, 2001, the Planning Commission recommended
approval of Tentative Map No. 30453 which was subsequently approved by the City
Council, subject to conditions, on March 20, 2002.
The owner offers for dedication to the public for street and public utility purposes
Lots "A" and "B" as additional right-of-way for Indian Canyon Drive and Alejo Road
respectively; and the dedication of an easement for public utilities and right of
ingress and egress of service and emergency vehicles over Lot: "8".
It has been determined that required conditions have been satisfied, that Final Map
No. 30453 is in substantial conformance with the approved Tentative Map, and that
Final Map No. 30453 is ready for City Council approval.

RESOLUTION NO.
OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS,
CALIFORNIA, APPROVING FINAL MAP NO. 30453 FOR
PROPERTIES LOCATED AT 510 AND 540 INDIAN
CANYON DRIVE NORTH, IN SECTION 11, T 4 S, R 4 E
WHEREAS the Planning Commission, at its meeting of November 28, 2001, recommended
approval of Tentative Map No 30453 requested by Sanborn A & E, Inc., representing
Heavenstone Collections, LLC, for the above described properties, subject to conditions;
and
WHEREAS the City Council at its meeting of March 20, 2002, approved Tentative Map No.
30453 subject to conditions; and
WHEREAS the owner offers for dedication to the public for street and public utility purposes,
Lots "A" and "B" as additional right-of-way for Indian Canyon Drive and Alejo Road
respectively; and the dedication of Lot "8" as an easement for public utilities and right of
ingress and egress of service and emergency vehicles over the on-site access drive.
NOW THEREFORE BE IT RESOLVED by the City Council ofthe City of Palm Springs as
follows:
1. That Final Map No 30453 is in substantial conformance with approved Tentative
Map No. 30453; and
2. That requisite conditions associated with Tentative Map No. 30453 have been
satisfied; and
3. That Final Map No. 30453 is in conformance with the General Plan; and
4. That Final Map No 30453 conforms to all requirements of the Subdivision Map Act
of the State of California; and
5. That the offers of dedication to the City of Palm Springs on Final Map No. 30453
shall be accepted by the City Clerk of the City of Palm Springs; and
6. That the City Manager is hereby authorized to enter into a Subdivision Improvement
Agreement with the subdivider and to accept subdivision improvement security in
conformance with the requirements therein for construction of required public
improvements; and
7. That Final Map No. 30453 is hereby approved for purposes therein defined.
