RECOMMENDATION:
That the City Council approve Final Map No. 30313 for condominium purposes for
Mainiero, Smith & Associates, Inc., representing Palm Springs Modern Homes I,
LLC, to subdivide property located at 705 Arenas Road East,in Section 14, T 4 S,
R 4 E.
SUMMARY
Mainiero, Smith & Associates, Inc., representing Palm Springs Modern Homes I,
LLC, has prepared a one(1) lot Tract map for condominium purposes forsubdivision
of property located at 705 Arenas Road East, in Section 14, T 4 S, R 4 E.
BACKGROUND:
Mainiero, Smith and associates, Inc., representing Palm Springs Modern Homes, I,
LLC, requests that the property located at 705 Arenas Road East, in Section 14, T
4 S, R 4 E, be subdivided into one (1) lot for the creation of twenty-four (24)
condominium units.
At its meeting of February 27, 2002, the Planning Commission recommended
approval of Tentative Map No. 30313 which was subsequently approved by the City
Council, subject to conditions, on April 24, 2002.
The owner offers for dedication to the public for street and public utility purposes Lot
"A" as additional right-of-way for Arenas Road.
It has been determined that required conditions have been satisfied, that Final Map
No 30313 is in substantial conformance with the approved Tentative Map, and that
Final Map No 30313 is ready for City Council approval.

RESOLUTION NO.
OFTHE CITY COUNCILOFTHE CITY OF PALM SPRINGS,
CALIFORNIA, APPROVING FINAL MAP NO. 30313 FOR
CONDOMINIUM PURPOSES FOR PROPERTY LOCATED
AT 705 ARENAS ROAD EAST, IN SECTION 14, T 4 S, R 4 E
WHEREAS the Planning Commission, at its meeting of February 27, 2002, recommended
approval of Tentative Map No. 30313 requested by Mainiero, Smith & Associates, Inc.,
representing Palrn Springs Modern Homes I, LLC,forthe above described property,subject
to conditions; and
WHEREAS the City Council at its meeting of April 24, 2002, approved Tentative Map No.
30313 subject to conditions, and
WHEREAS the owner offers for dedication to the public for street and public utility purposes,
Lot "A" as additional right-of-way for Arenas Road.
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Palm Springsas
follows:
1. That Final Map No 30313 is in substantial conformance with approved Tentative
Map No. 30313; and
2. That requisite conditions associated with Tentative Map No. 30313 have been
satisfied; and
3. That Final Map No. 30313 is in conformance with the General Plan; and
4. That Final Map No. 30313 conforms to all requirements of the Subdivision Map Act
of the State of California; and
5. That the offers of dedication to the City of Palm Springs on Final Map No. 30313
shall be accepted by the City Clerk of the City of Palm Springs; and
6. That the City Manager is hereby authorized to enter into a Subdivision Improvement
Agreement with the subdivider and to accept subdivision improvement security in
conformance with the requirements therein for construction of required public
improvements, and
7. That Final Map No. 30313 is hereby approved for purposes therein defined.
