/ DATE: August 7, 2002 TO: City Council FROM: Director of Public Works/City Engineer FINAL MAP NO. 29988 RECOMMENDATION: It is recommended that the City Council approve Final Map No. 29988 for condominium purposes for Mainiero, Smith&Associates, Inc., representing Desert Shadows III, LLP, to subdivide property located at 1508 North Palm Canyon Drive, in Section 10, T 4 S, R 4 E. SUMMARY: Mainiero, Smith & Associates, Inc., representing Desert Shadows III, LLP, has prepared a one (1) lot Tract map for condominium purposes for subdivision of property located at 1508 North Palm Canyon Drive, in Section 10, T 4 S, R 4 E. BACKGROUND: Mainiero, Smith and Associates, Inc., representing Desert Shadows III, LLP, requests that the property located at 1508 North Palm Canyon Drive, in Section 10, T 4 S, R 4 E, be subdivided into one (1) lot for the creation of seventeen (17) condominium units. At its meeting of January 24, 2001, the Planning Commission recommended approval of Tentative Map No.29988 which was subsequently approved by the City Council, subject to conditions, on March 21, 2001. The owner offers fordedication to the public for street and public utility purposes Lot "A" as additional right-of-way for North Indian Canyon Drive, Lot "B" as additional right-of-way for Stevens Road, and Lot"C"as additional right-of-way for North Palm Canyon Drive. It has been determined that required conditions have been satisfied,that Final Map No. 29988 is in substantial conformance with the approved Tentative Map, and that Final Map No. 29988 is ready for City Council approval. That requisite conditions associated with Tentative Map No. 29988 have been satisfied; and 3. That Final Map No. 29988 is in conformance with the General Plan; and 4. That Final Map No. 29988 conforms to all requirements of the Subdivision Map Act of the State of California; and 5. That the offers of dedication to the City of Palm Springs on Final Map No. 29988 shall be accepted by the City Clerk of the City of Palm Springs; and 6. That the City Manager is hereby authorized to enter into a Subdivision Improvement Agreement with the subdivider and to accept subdivision improvement security in conformance with the requirements therein for construction of required public improvements; and 7.
