L E A S E
THIS LEASE, made and entered into this 21--day of
1976, by and between CITY OF PALM SPRINGS, a municipal corporation,
hereinafter referred to as Lessor; and the COMMUNITY REDEVELOPMENT
AGENCY,, hereinafter referred to as Lessee:
WITNESSETH:
WHEREAS Lessor is the owner of certain premises and improvements in
the City of Palm Springs, County of Riverside, State of California,
located at 135 E. Tahquitz-McCallum Way, which said premises are
known as the "McCallum Civic Building" ; and
WHEREAS Lessee desires to lease a portion of said premises and im-
provements for office space to administer the Downtown Redevelop-
ment Program,
NOW THEREFORE, Lessor, in consideration of the rentals hereinafter
agreed to be paid by Lessee, and the covenants herein contained,
does lease to said Lessee the aforementioned premises and improve-
ments UPON THE FOLLOWING TERMS AND CONDITIONS:
1 . TERM - This Lease shall be for a term of four (4) months
commencing on March 1 , 1976, and terminating on June 30,
1976.
2. RENTAL - Lessee agrees to pay Lessor in advance on the
first day of each calendar month of the lease term, rental
as follows: $3,600 per year payable in monthly installments
of $300, commencing on the 1st day of March, 1976.
Lessee shall be entitled during the term of this Lease to
385 square feet of office space and the common use of the
public areas, restrooms, kitchen and conference room.
3. OPTION TO RENEW - Lessor grants to Lessee the following
options t uns to'renew.
An option to renew the Lease for a term of one (1 ) year at
a rental of $3 ,600 a year, payable $300.00 a month in advance
on the first day of each month during the term of the Lease.
The foregoing option to extend the term of the Lease for
one (1 ) year may be exercised by Lessee with the approval
of Lessor at any time prior to ninety (90) days before the
termination of this Lease by written notice of said election
to so exercise the option.
4. CONDITION OF PREMISES AND REPAIRS - The premises are
accepte y Lessee in their present condition, and Lessee
will at all times keep the premises neat, clean and in a
sanitary condition. Lessor shall maintain outside walls,
roof and foundation, and repair damage arising from fire or
other unavoidable casualty. Lessor, at its expense, shall
make other repairs and maintain the premises in as good
repair as they now are or may hereafter be put to, and
Lessee agrees , at the expiration of this Lease, to quit and
surrender said premises without notice.

5. FIRE OR EARTHQUAKE - In case the demised premises shall
during the term of this Lease be destroyed or damaged by
fire, earthquake or any other unavoidable accident so that
the demised premises shall be wholly unfit for use, then
such rent or the proportionate part thereof shall be abated
until the premises shall be put in proper repair by Lessor
or said Lease terminated at the election of Lessor. If
Lessor does not repair the building within a reasonable
time then Lessee may terminate said Lease at its election.
6. UTILITIES - Lessor agrees to pay promptly all charges

electricity, gas and water and agrees at its expense to
keep the surrounding garden, walks and lawn in good condition.
IN WITNESS WHEREOF, the parties have executed this Lease on the day
and year first above written.
