Belardo Road, in Section 22, T 4 S, R 4 E. SUMMARY: Sanborn A & E, Inc., representing Canyon Gate, LLC, a Limited Liability Company, has prepared a thirty-two(32) lot Tract map for subdivision of property located at 635 S. Belardo Road, in Section 22, T 4 S, R 4 E. BACKGROUND: Sanborn A&E, Inc., representing Canyon Gate, LLC, a Limited Liability Company, requests that the property located at 635 S. Belardo Road, in Section 22, T 4 S, R 4 E, be subdivided into thirty-two (32) lots. At its meeting of March 27, 2002, the Planning Commission recommended approval of Tentative Tract Map No. 30454 which was subsequently approved by the City Council, subject to conditions, on May 1, 2002. The owner offers for dedication to the public for street and public utility purposes Lot"F" as additional right-of-way for South Belardo Road; Lots "A" through "E" as an easement for sewer and public utilities with rights of access for service and emergency vehicles; an easement five feetwide for public utility purposes designated as"5'PUE"; and an easement fifteen feet wide across Lot 16 for sewer purposes. It has been determined that required conditions have been satisfied, that Final Map No. 30454 is in substantial conformance with the approved Tentative Tract Map, and that Final Map No. 30454 is ready for City Council approval. OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING FINAL MAP NO. 30454 FOR PROPERTY LOCATED AT 635 S. BELARDO ROAD, IN SECTION 22, T 4 S, R 4 E WHEREAS the Planning Commission, at its meeting of March 27, 2002, recommended approval of Tentative Tract Map No. 30454 requested by Sanborn A&E, Inc., representing Canyon Gate, LLC, a Limited Liability Company, for the above described property, subject to conditions; and WHEREAS the City Council at its meeting of May 1, 2002,approved Tentative Tract Map No. 30454 subject to conditions; and WHEREAS the owner offers for dedication to the public for street and public utility purposes Lot "F" as additional right-of-way for South Belardo Road; Lots "A" through "E" as an easement for sewer and public utilities with rights of access for service and emergency vehicles; an easement five feet wide for public utility purposes designated as "5' PUE"; and an easement fifteen feet wide across Lot 16 for sewer purposes.. NOW THEREFORE BE IT RESOLVED by the City Council of the City of Palm Springs as follows: 1. That Final Map No. 30454 is in substantial conformance with approved Tentative Tract Map No. 30454; and 2. That requisite conditions associated with Tentative Tract Map No. 30454 have been satisfied; and 3. That Final Map No. 30454 is in conformance with the General Plan; and 4. That Final Map No. 30454 conforms to all requirements of the Subdivision Map Act of the State of California; and 5. That the offers of dedication to the public on Final Map No. 30454 shall be accepted by the City Clerk of the City of Palm Springs; and 6. That the City Manager is hereby authorized to enter into a Subdivision Improvement Agreement with the subdivider and to accept subdivision improvement security in conformance with the requirements therein for construction of required public improvements; and 7. That Final Map No. 30454 is hereby approved for purposes therein defined.
