These exhibits include a Resolution from the State of California, acting by and through the Coachella Valley Mountains Conservancy. INFORMATION: This sale will transfer approximately 440.00 acres of land to the Coachella Valley Mountains Conservancy, on behalf of the State of California. On October 15,1999 the State of California,acting by and through the Coachella Valley Mountains Conservancy objected to the tax sale of the subject property(Exhibit"A"). The real property situated within said County, hereinafter set forth and described in Exhibit "B" attached hereto and made a part hereof, is tax-defaulted and is subject to the Power of Sale by the Tax Collector(Exhibit "C") of said County for the nonpayment of taxes, pursuant to provisions of law. A certified copy of the Resolution authorizing the purchase of the property by BUYER is attached as Exhibit"D". It is mutually agreed as follows: 1. that as provided by Section 3793.1 of the Revenue and Taxation Code,the cost of giving notice of this Agreement shall be paid by the PURCHASER, and 2, that the PURCHASER agrees to pay the sum of $ 17,849.11 for the real property described in Exhibit"A"within 14 days after the date this Agreement becomes effective. Depending on the total cost, it might also be advantageous to structure a payment over time agreement. You may recall that the American Land Conservancy was working with your office to purchase several hundred parcels as a unit. A great many of these timeshare intervals and fee parcels have been previously offered for sale at least once and a substantial number have been offered more than once. The Tax Collector will offer previously offered timeshare intervals and fee parcels at minimum bids that are less than the taxes owed in an effort to sell them at this tax sale. This in keeping with the determination that carrying these tax-defaulted properties on the tax roll will ultimately reduce the county's future tax revenues for these properties. The following is a breakdown of how the minimum bids were established for the March sale: 1) 534 Sun Dunes Villas timeshare intervals, that were previously offered, will be offered at a minimum bid of$350.00 per interval and will be offered as a group bid. 2) 235 Sun Dunes Villas timeshare intervals that are first time offers will be offered for full redemption plus cost of sale.
