Dear Mayor and City Council:
This letter is in response to a mailing by Contempo Homes on May 28, 2004 re: there
development plans in the Palm Springs Country Club. As a homeowner immediately adjacent to
the proposed entrance to the proposed development I am very concerned about the heavy traffic
that will be generated on Francis (which you realize is a straight through shot to N. Indian). This
entrance/exit is in addition to one already on Farrell. The new proposal would direct most traffic:
to this ingress egress simply because of its direct link to the downtown corridor. Therefore
thrusting the traffic burden on a 25mph residential street. As it is the speed on Farrell is
atrociously fast now.
We, the residents, in the attached petition are concerned about traffic. We are also concerned
about the timing of the notice. You will see that it was mailed on May 29, 2004 and it said the
deadline for comments was June 2, 2004. They sent it out on the busiest travel holiday of the
year at a time when they could be assured that there would be little or not notice and almost no
time to respond. There letter made no effort to allow for comments opposed to the plan.
We the undersigned property owners request public discussion and further review by the
planning commission with adequate neighborhood input. Until then we request that any approval
of the Francis Gate access be put on hold.
Please refer this back to the planning commission for further study and neighborhood
input•

Gentlemen:
This letter is in response to a mailing you did on May 28, 2004 re: your development
plans in the Palm Springs Country Club. While I am glad I got your notice I was
dismayed that you chose to mail it out over a major holiday weekend and then say you
wanted responses five days later knowing full well that many people would not be home
to receive and respond to your notice.
I have taken the time to canvass my immediate neighborhood and discovered that many
said they did not receive the mail out. Except for a few most did not know of your plans.
I only encountered three residences that actually had seen your letter. During my canvass
of the neighborhood I took the attached petition and asked for signatures. As you know it
is a holiday weekend and simply not enough time nor residents available to sign but as
you can see those who were contacted did sign the petition.
I am providing you with a copy of the petition and of the letter delivered to the City Hall
along with the attached petition. .

CONTEMPO HOMES

The purpose of this petition is to PRESENT SIGNATURES TO THE CITY OF
PALM SPRINGS OPPOSING THE OPENING OF FRANCIS TO CONTEMPO
HOMES. (At Francis and Farrell) Contempo homes plans to build additional homes in
the area in the Palm Springs Country Club. They intend to cause increased traffic on an
already impacted east west route through our neighborhood. They will be building their
homes in a gated community that does not cause any property value increases in the
residential neighborhood outside the gates of the Country Club. As a local resident you
will be affected by this traffic pattern change. Palm Springs Country Club already has
one entrance off of Farrell. Sign this petition to voice your opposition to Francis
becoming a major ingress and egress to this project. The increased traffic from all
residents of the club will be a burden to the residents outside the gates of the Country
Club. Join me and your neighbors in opposing this increased burden on our residential

We will be in your neighborhood between Friday night, June 4th and Saturday, June 5th to tell you of our plans.
This card is being sent to you in the event we miss you on those dates. We will only be knocking on doors of the
owner/occupied residences of this mailing which are adjacent to or within The PS Country Club.
Our plan is to build on 6 acres inside the gated community of The Palm Springs Country Club. The homes will
back up to the golf course and front the cul-de-sac inside the country club. Francis Street will be the abated
entrance into our community.
This community is to be known as "Alexander Estates", and is planned as twenty-five (25) single family
Alexander/Mid-Century style homes. Previously approved plans called for 44 condominiums. We feel our plan
suits your neighborhood much better. Houses will be 1,500 sq. ft. or more,with pool/or Spa and off street parking.
Home sites will be 7,000 sq. ft. Once completed, prices will begin at approximately$500,000.00. We believe it will
enhance the neighborhood and the value of your home.
Construction is scheduled to begin in September or October of 2004 and be complete in about 18 months. A
temporary construction entrance will be at the dead-end of Francis.
We know you will be pleased at the quality of our work and the designs of our homes. Palm Springs Life Magazine
recently featured one of our remodels in the May 2004 issue. We also received a Certificate of Recognition from
the City for an outstanding renovation, and for using that renovated home to raise funds for architectural preservation
in Palm Springs.
