Ready, City Manager BY: Department of Aviation SUMMARY The passenger terminal rehabilitation/enhancement program continues and Phase II is underway. This action seeks City Council concurrence with the results and determinations of the schematic design phase which includes a number of additional components to the overall project and adds to the scope of design services- RECOMMENDATION- Approve Amendment No. 14 to the Gensler airport architectural design contract, Agreement No. 4383, for additional airport terminal design work to incorporate components added during the schematic design process for the Phase II terminal rehabilitation/enhancement program. STAFF ANALYSIS: The Schematic Design phase of the Terminal Rehabilitation project is now complete and through that design process the design team found that additional restroom facilities as well as three (3) shell buildings for future concessions should be added to the project. 1. Restrooms: With the demolition of the old temporary hold-rooms restroom facilities were lost in the large courtyard area. This loss along with the addition of a coffee/wine concession dictates the need for more restrooms. The design will now include the addition of a pair of men's and women's restrooms (three fixtures each) in the main courtyard adjacent to the new coffee concession. Item No. n . 1__I . Coffee/Wine Concession Shell Building: The airport is currently negotiating with its concessionaire to develop a new coffee and wine concession in the large courtyard. With all the careful design work that is going into reworking the courtyard the design team feels that to insure the airport gets a compatible building for the concession, the airport should build the shell building. This change would add a 1,100 sq ft shell building to the design contract. I Concessions — New Hold-room: Concession areas for the new hold-room were not designed into the facility and the temporary facilities currently in-use are undersized. This change would add a shell building or 1,000 sq ft for food and beverage and a shell building of 750 sq ft for news and gifts. Both of these new facilities would be on the front of the building so customers could access from the inside of the hold-room or from the patio. The attached proposal from Gensler outlines the not-to-exceed fees to add these three additional pieces to the scope, including the Construction Administration Phase. "Architect') is hereby amended effective , as follows: RECITALS The City and Architect entered into that certain Contract Services Agreement No. 4282 for Architectural Design Services ("Agreement'), as duly amended from time to time. The parties wish to amend the Agreement pursuant to the terms of this Amendment to add additional services to be perforrned by the Architect and increase the Contract Sum to authorize payment for such additional services. NOW, THEREFORE, the parties hereto agree as follows: Section I- Exhibit "A" Scope of Services, is hereby amended by adding the following sub-tasks to Task 16: Sub-task c: Concessions Shell Building— Main Courtyard: Architect and design team shall develop a design for a 1,100 sq. ft. shell coffee shop building. Design shall be incorporated into the working drawings for implementation. Sub-task d: Concession Shell Buildings —New 1-told-room: Architect and design team shall develop a design for a 1,000 sq ft shell building food and beverage concession and a 750 sq ft shell building dry goods concession. Designs shall be incorporated into the working drawings for implementation. Sub-task e: Toilet Rooms — Main Courtyard: Architect and design tearn shall develop a design for toilet rooms, one male and one female, three fixtures each room. Design shall be incorporated into working drawings for implementation. Amendment No. 14 Agreement No. A4382 0 0 Section 2. Exhibit "C" Schedule of Compensation, is hereby amended by adding the following Lump Sum Fees: Sub-task Fee 16c 31,470 16d 46,300 16c 21,970 The reimbursables are hereby amended to be increased by $10,000 to a not-to-exceed amount of S37,800. Section 7. Special Requirements, Exhibit C is hereby amended by modifying the second sentence of the first paragraph to read as follows: "Architect acknowledges that City has budgeted the amount of S7 million for the construction phase of the Project, 'Task 15, 16, 17, and 18 ("Construction Budget")." Section 8. Full Force and Effect: Except as previously modified herein, all other provisions of the Agreement shall remain unmodified in full force and effect. Section 9. Corporate Authority: The persons executing this Amendment on behalf of the parties hereto warrant that (i) such party is duly organized and existing, (ii) they are duly authorized to execute and deliver this Amendment on behalf of said party, (iii) by so executing this Amendment, such party is formally bound to the provisions of this Amendment, and (iv) the entering into this Amendment does not violate any provision of any other agreement to which said party is bound.
