The purpose of this hearing is to consider an application by Q & M Tahquitz, LLC, for a mixed-use development consisting of two hotels of up to 306 rooms; approximately 196,713 square feet in size, and approximately 26,120 square feet of retail/restaurant and office space. The building square footage will total approximately 222,833 square feet. The structures on the site will range from single story retail/restaurant) to 4 stories for the hotels. The maximum height proposed for the hotel buildings is 52 feet- The project is proposed on a site totaling approximately 9.93 acres. The site is located within the boundaries of Section 14 at the northwest corner of Tahquitz Canyon Way and Hermosa Drive and has been designated REO/C-1-AA. Additionally, approval of Tentative Parcel Map 35989 is being requested to subdivide the 9.93 acres for condominium purposes. ENVIRONMENTAL DETERMINATION: A Draft Mitigated Negative Declaration was prepared for this project under the guidelines of the California Environmental Quality Act (CEQA) and will be reviewed by the City Council at the hearing. Members of the public may view this document at the Planning Services Department, City Hall, 3200 East Tahquitz Canyon Way, Palm Springs, and submit written comments at, or prior to, the City Council hearing.
