The Viceroy Palm Springs is highly committed to completing the street improvements as to our agreement with the City of Pahn Springs.A great deal of progress towards completion has occurred since our last meeting.We are approximately 75%complete with the grading and concrete work and have begun installing some of the trees on Cahuilla. Since we started construction we have encountered the following unforeseen schedule impacts that have delayed the overall project completion. These are as follows in chronological order: 1) Additional scope of work was added by the City Agencies in December which included removal and replacement of an existing driveway.We undertook the added project wort:at additional expense. 2) The concrete decorative aggregate"feldspar",which is required for all the flarwork was not available. Our General Contractor searched for this product from multiple sources for a period of eight weeks starting in November, but was unable to locate the product. 11c was finally able to secure approval to use an alternate aggregate "Japanese Chips"from Public works on.January 26,2010(See attaclied letter signed by Inspector).Following this approval,the GC immediately procured the material and began pouring driveways. 3) The record setting rainfall we all experienced impacted progress from January 17 through January 22n�and from February 6`t'through February 10"' 4) We are also currently working through an issue regarding a discrepancy between the approved permitted plans. City Engineer requested field changes and this conflicted with an existing fire hydrant location.We expect this to be resolved shortly. Any adverse decision by City Council tonight would directly impact the 85 colleagues employed at the hotel and cause irreparable damage to the image of the Viceroy Palm Springs- Currently there are 13 employees in the Citron restaurant kitchen,27 employees in the Citron dining room and 12 employees in the Estrella Spa. Considering the current economic climate, any change of the operating status of Viceroy Palm Springs,would have a direct and adverse impact on surrounding business in downtown Palm Springs. With these issues behind us,we have been able to make great progress since the raul stopped on Feb 10,We have poured 16 parking stalls and have started installing trees. Our anticipated schedule going forward is as follows: Feb 17—Feb 26 Complete concrete flat work including side walks and remaining parking spaces Feb 26—Feb 28 Perform asphalt repairs Feb 28—March 5 Install Landscaping March 5— 12 Final Clean and install Irrigation Start Belardo street upon completing on Cahuilla On behalf of the Viceroy Palm Springs,we are most eager to have all of the local community enjoy the improvements made along Cahuilla.. Southwest boulders suggested Japanese chips. The aggregate looks almost identical to feldspar. Do to the eight years span in which the plan were drafted.
