CITY COUNCIL May 11, 2005 CONSENT CALENDAR Subject: FINAL MAP 32942 From: David H. Ready, City Manager Initiated by: Public Works and Engineering Department SUMMARY: Theines Engineering, Inc., representing NRC-1, LLC, a California Limited Liability Company, has prepared a Final Map for subdivision of property into a one lot Tract Map for condominium purposes located at 1000 at E. Palm Canyon Drive, in Section 23, Township 4 South, Range 4 East. Approval of the final map will allow the map to be recorded, and building permits to be issued for future construction of 133 condominium units proposed within this development. This is merely an administerial action, as required by the Municipal Code and the Subdivision Map Act. This final map re-subdivides a portion of the "Biltmore" development, converting the portion of the development originally proposed as apartment units into condominium units. RECOMMENDATION: Adopt Resolution No. "A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING FINAL MAP 32942 FOR PROPERTY LOCATED AT 1000 E. PALM CANYON DRIVE, IN SECTION 23, TOWNSHIP 4 SOUTH, RANGE 4 EAST." STAFF ANALYSIS: Theines Engineering, Inc., representing NRC-1, LLC, a California Limited Liability Company, submitted Final Map 32942, requesting that the property located at 1000 E. Palm Canyon Drive, in Section 23, Township 4 South, Range 4 East, be subdivided into a one lot Tract Map for condominium purposes on an 8.3 gross acre site. At its meeting of October 27, 2004, the Planning Commission recommended approval of Tentative Tract Map 32942, which was subsequently approved by the City Council, subject to conditions, on November 17, 2004. This development is a re-subdivision of a portion of the previously approved "Biltmore" project. Originally, the "Bitmore" project was approved with a single family home development and adjacent 133-unit apartment complex. Following approval of the original development, the developer submitted an application to convert the apartment unit complex into a condominium unit complex, with no changes to the site plan, architecture, or other project related elements. The purpose of this final map is to create the one lot Tract Map for condominium purposes that is required to create the condominium air space units. No subdivision agreement or subdivision security is required for this Tract Map, as Item No. 2 . C . It has been determined that required conditions have been satisfied, that Final Map 32942 is in substantial conformance with the approved Tentative Tract Map, and that Final Map 32942 is ready for City Council approval.
