Subject: APPROVAL OF FINAL MAP 32806 FOR A ONE LOT
CONDOMINIUM MAP, LOCATED AT THE NORTH END OF EL
CIELO ROAD WITHIN THE PALM SPRINGS INTERNATIONAL
AIRPORT, IN SECTION 18, TOWNSHIP 4 SOUTH, RANGE 5

SUMMARY:
Sanborn A/E, Inc., representing the City of Palm Springs, Signature Flight
Support Corporation, a Delaware corporation (as Lessee), and PSP Hangers I,
LLC, a Colorado Limited Liability Company (as Sub-Lessee); has prepared a
Final Map for subdivision of property into a one lot condominium map located at
the north end of El Cielo Road within the Palm Springs International Airport, in
Section 18, Township 4 South, Range 5 East. Approval of the final map will
allow the map to be recorded, and sub-leasing and sale of the sixteen
condominium air space units within the two airport hangers currently under
construction. This is merely an administerial action, as required by the Municipal
Code and the Subdivision Map Act.
RECOMMENDATION:
1) Adopt Resolution No. "A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING FINAL
MAP 32806 FOR PROPERTY LOCATED AT THE NORTH END OF EL
CIELO ROAD WITHIN THE PALM SPRINGS INTERNATIONAL
AIRPORT, IN SECTION 18, TOWNSHIP 4 SOUTH, RANGE 5 EAST."
STAFF ANALYSIS:
Sanborn A/E, Inc., representing the City of Palm Springs, Signature Flight
Support Corporation, a Delaware corporation (as Lessee), and PSP Hangers I,
LLC, a Colorado Limited Liability Company (as Sub-Lessee); submitted Final
Map 32806, requesting that the property located at the north end of El Cielo
Road, in Section 18, Township 4 South, Range 5 East, be subdivided into a one

lot condominium map on a 2.54 gross acre site. At its meeting of June 8,
2005,the Planning Commission recommended approval of Tentative Tract Map
32806, which was subsequently approved by the City Council, subject to
conditions, on June 29, 2005. The Tentative Tract Map was proposed by PSP
Hangers I, LLC, who has a sub-lease to the subject property from Signature
Flight Support Corporation, who has a ground lease from the City of Palm
Springs. PSP Hangers I, LLC, received City approvals to construct two new
airport hangers from the Planning Commission on April 28, 2004, which are
nearly complete. The intention of this final map is to create a condominium map
that will allow for the sub-lease and sale of condominium air space units, 8 in
each hanger, 16 total. The City of Palm Springs is the owner in fee title to the
subject property, and must consent to the preparation and approval of the final
map.
The final map is located within the Palm Springs International Airport, and as
such, no off-site public improvements were necessary nor required; and
therefore, no subdivision improvement agreement or securities are necessary to
facilitate approval of the final map.
It has been determined that required conditions have been satisfied, that Final
Map 32806 is in substantial conformance with the approved Tentative Tract Map,
and that Final Map 32806 is ready for City Council approval.

PALM SPRINGS, CALIFORNIA, APPROVING FINAL MAP
32806 FOR PROPERTY LOCATED AT THE NORTH END
OF EL CIELO ROAD WITHIN THE PALM SPRINGS
INTERNATIONAL AIRPORT, IN SECTION 18, TOWNSHIP
4 SOUTH, RANGE 5 EAST
WHEREAS, the Planning Commission, at its meeting of June 8, 2005, recommended
approval of Tentative Tract Map 32806, prepared by Sanborn A/E, Inc., representing the
City of Palm Springs, Signature Flight Support Corporation, a Delaware corporation (as
Lessee), and PSP Hangers I, LLC, a Colorado Limited Liability Company (as Sub-
Lessee); for the above described property; and
WHEREAS, the City Council at its meeting of June 29, 2005, approved Tentative Tract
Map 32806 subject to conditions.
THE CITY COUNCIL OF THE CITY OF PALM SPRINGS DOES HEREBY RESOLVE
AS FOLLOWS:
1. That Final Map 32806 is in substantial conformance with approved Tentative
Tract Map 32806; and
2. That requisite conditions associated with Tentative Tract Map 32806 have been
satisfied; and
3. That Final Map 32806 is in conformance with the General Plan; and
4. That Final Map 32806 conforms to all requirements of the Subdivision Map Act of
the State of California; and
5. That Final Map 32806 is hereby approved for purposes therein defined, subject
to final technical review and approval by the City Engineer.
ADOPTED THIS 20th day of July, 2005.
