Ready, City Manager Initiated by: Public Works and Engineering Department SUMMARY: Thatcher Engineering & Associates, Inc., representing Garmont Enterprises LLC, a California Limited Liability Company has prepared a Final Map for subdivision of property into a one lot condominium map located between Ramon Road and Camino Parocela and between Paseo Dorotea and Calle Santa Cruz, in Section 19, Township 4 South, Range 5 East. Approval of the final map will allow the map to be recorded, and construction of the 21 condominium units proposed within this development. This is merely an administerial action, as required by the Municipal Code and the Subdivision Map Act. RECOMMENDATION: 1) Adopt Resolution No. "A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING FINAL MAP 32613 FOR PROPERTY LOCATED BETWEEN RAMON ROAD AND CAMINO PAROCELA AND BETWEEN PASEO DOROTEA AND CALLE SANTA CRUZ, IN SECTION 19, TOWNSHIP 4 SOUTH, RANGE 5 EAST." STAFF ANALYSIS: Thatcher Engineering & Associates, Inc., representing Garmont Enterprises LLC, a California Limited Liability Company submitted Final Map 32613, requesting that the property located between Ramon Road and Camino Parocela and between Paseo Dorotea and Calle Santa Cruz, in Section 19, Township 4 South, Range 5 East, be subdivided into a one lot condominium map on a 5.66 gross acre site. At its meeting of November 24, 2004, the Planning Commission Item No. 2 . Al 1 �1 . City Council Staff Report July 20, 2005 - Page 2 Final Map 32613 Approval recommended approval of Tentative Tract Map 32613, which was subsequently approved by the City Council, subject to conditions, on January 19, 2005. The final map is a resubdivision of a previously approved and recorded development, Parcel Map 30868, and as such, no off-site public improvements were necessary nor required; and therefore, no subdivision improvement agreement or securities are necessary to facilitate approval of the final map. It has been determined that required conditions have been satisfied, that Final Map 32613 is in substantial conformance with the approved Tentative Tract Map, and that Final Map 32613 is ready for City Council approval. That requisite conditions associated with Tentative Tract Map 32613 have been satisfied; and 3. That Final Map 32613 is in conformance with the General Plan; and 4. That Final Map 32613 conforms to all requirements of the Subdivision Map Act of the State of California; and 5. That Final Map 32613 is hereby approved for purposes therein defined.
