Subject: APPROVAL OF PARCEL MAP 33283 FOR 3 PARCELS LOCATED AT
850 AVENIDA CABALLEROS, IN SECTION 11, TOWNSHIP 4 SOUTH,

SUMMARY
Sanborn A/E, Inc., representing Maxine Lapiduss, Trustee of the Maxine Lapiduss
Separate Property Trust UA DTD December 4, 1997; and Sally A. Lapiduss, Trustee of
the Sally A. Lapiduss Separate Property Trust UA DTD December 4, 1997, has
prepared a Parcel Map for subdivision of property into 3 parcels located at 850 Avenida
Caballeros, in Section 11, Township 4 South, Range 4 East. This is merely an
administerial action, as required by the Municipal Code and the Subdivision Map Act.
RECOMMENDATION:
1) Adopt Resolution No. "A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF PALM SPRINGS, CALIFORNIA, APPROVING PARCEL MAP 33283
FOR PROPERTY LOCATED AT 850 AVENIDA CABALLEROS, IN SECTION 11,
TOWNSHIP 4 SOUTH, RANGE 4 EAST."
STAFF ANALYSIS:
Sanborn A/E, Inc., representing Maxine Lapiduss, Trustee of the Maxine Lapiduss
Separate Property Trust UA DTD December 4, 1997; and Sally A. Lapiduss, Trustee of
the Sally A. Lapiduss Separate Property Trust UA DTD December 4, 1997, submitted
Parcel Map 33283, requesting that the property located at 850 Avenida Caballeros, in
Section 11, Township 4 South, Range 4 East, be subdivided into 3 residential parcels
on a 0.834 gross acre site. At its meeting of June 22, 2005, the Planning Commission
recommended approval of Tentative Parcel Map 33283, which was subsequently
approved by the City Council, subject to conditions, on July 20, 2005.

Parcel Map 33283
This Parcel Map is a subdivision of two existing residential parcels located between
Avenida Caballeros and Arquilla Road, north of Tamarisk Road. The two existing
residential structures have been demolished, and upon approval of the Parcel Map,
future development will occur on the three new residential parcels. No subdivision
improvements are required at this time, and therefore, no Subdivision Improvement
Agreement is necessary. The Parcel Map is purely a subdivision of two existing parcels
into three separate parcels.
It has been determined that required conditions have been satisfied, that Parcel Map
33283 is in substantial conformance with the approved Tentative Parcel Map, and that
Parcel map 33283 is ready for City Council approval.

PALM SPRINGS, CALIFORNIA, APPROVING PARCEL
MAP 33283 FOR PROPERTY LOCATED AT 850 AVENIDA
CABALLEROS, IN SECTION 11, TOWNSHIP 4 SOUTH,
RANGE 4 EAST
WHEREAS, the Planning Commission, at its meeting of June 22, 2005, recommended
approval of Tentative Parcel Map 33283, prepared by Sanborn A/E, Inc., representing
Maxine Lapiduss, Trustee of the Maxine Lapiduss Separate Property Trust UA DTD
December 4, 1997; and Sally A. Lapiduss, Trustee of the Sally A. Lapiduss Separate
Property Trust UA DTD December 4, 1997, for the above described property; and
WHEREAS, the City Council at its meeting of July 20, 2005, approved Tentative Parcel
Map 33283 subject to conditions; and
WHEREAS, the owner offers for dedication an easement for emergency access with the
right of ingress and egress for service and emergency vehicles over the emergency
access easement as noted on the map.
THE CITY COUNCIL OF THE CITY OF PALM SPRINGS DOES HEREBY RESOLVE
AS FOLLOWS:
1. That Parcel map 33283 is in substantial conformance with approved Tentative
Parcel Map 33283; and
2. That requisite conditions associated with Tentative Tract Map 33283 have been
satisfied; and
3. That Parcel map 33283 is in conformance with the General Plan; and
4. That Parcel map 33283 conforms to all requirements of the Subdivision Map Act
of the State of California; and
5. That the offer of dedication to the public on Parcel Map 33283 shall be accepted
by the City Clerk of the City of Palm Springs; and
5. That Parcel map 33283 is hereby approved for purposes therein defined.
