SUMMARY
Pete Billington & Associates, representing Bob A. La Venia and Rebecca L. La Venia,
has prepared a Parcel Map for subdivision of property into 2 parcels located at 1901
South Palm Canyon Drive, in Section 27, Township 4 South, Range 4 East. This is
merely an administerial action, as required by the Municipal Code and the Subdivision
Map Act.
RECOMMENDATION:
1) Adopt Resolution No. "A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF PALM SPRINGS, CALIFORNIA, APPROVING PARCEL MAP 32261
FOR PROPERTY LOCATED AT 1901 SOUTH PALM CANYON DRIVE, IN
SECTION 27, TOWNSHIP 4 SOUTH, RANGE 4 EAST."
STAFF ANALYSIS:
Pete Billington & Associates, representing Bob A. La Venia and Rebecca L. La Venia,
submitted Parcel Map 32261, requesting that the property located at 1901 South Palm
Canyon Drive, in Section 27, Township 4 South, Range 4 East, be subdivided into 2
residential parcels on a 0.516 gross acre site. At its meeting of November 24, 2004, the
Planning Commission recommended approval of Tentative Parcel Map 32261, which
was subsequently approved by the City Council, subject to conditions, on July 6, 2005.
This Parcel Map is a subdivision of one existing residential parcel located between
Mesa Drive and South Palm Canyon Drive. The existing parcel is vacant, and upon
approval of the Parcel Map, future development will occur on the two new residential
parcels. No subdivision improvements are required at this time, and therefore, no

Subdivision Improvement Agreement is necessary. The Parcel Map is purely a

subdivision of one existing parcel into two separate parcels.
It has been determined that required conditions have been satisfied, that Parcel Map
32261 is in substantial conformance with the approved Tentative Par el Map, and that
Parcel Map 32261 is ready for City Council approval.

PALM SPRINGS, CALIFORNIA, APPROVING PARCEL
MAP 32261 FOR PROPERTY LOCATED AT 1901 SOUTH
PALM CANYON DRIVE, IN SECTION 27, TOWNSHIP 4
SOUTH, RANGE 4 EAST
WHEREAS, the Planning Commission, at its meeting of November 24, 2004,
recommended approval of Tentative Parcel Map 32261, prepared by Pete Billington &
Associates, representing Bob A. La Venia and Rebecca L. La Venia, for the above
described property; and
WHEREAS, the City Council at its meeting of July 6, 2005, approved Tentative Parcel
Map 32261 subject to conditions; and
WHEREAS, the owner offers for dedication to public use for street and public utility
purposes, Lot "A", as shown on the map.
THE CITY COUNCIL OF THE CITY OF PALM SPRINGS DOES HEREBY RESOLVE
AS FOLLOWS:
1. That Parcel Map 32261 is in substantial conformance with the approved
Tentative Parcel Map 32261; and
2. That requisite conditions associated with Tentative Tract Map 32261 have been
satisfied; and
3. That Parcel Map 32261 is in conformance with the General Plan; and
4. That Parcel Map 32261 conforms to all requirements of the Subdivision Map Act
of the State of California; and
5. That the offer of dedication to the public on Parcel Map 32261 shall be accepted
by the City Clerk of the City of Palm Springs; and
6. That Parcel Map 32261 is hereby approved for purposes therein defined.
