OF THE CITY COUNCIL OF THE CITY OF PALM
SPRINGS, CALI,FORNIA, RECOMMENDING TO RIVERSIDE
COUNTY BOARD OF SSUPERVISORS THE INCLUSION OF
THE COMMENTS AND RECOMMENDATIONS OUTLINED IN
THIS RESOLUTION FOR TENTATIVE TRACT MAP 28226
LOCATED IN R'.IVERSIDE COUNTY SOUTH OF ACANTO '
WAY AND WEST.' OF INDIAN CANYON ACCESS ROAD,
SECTION 2 , SP ZONING„
WHEREAS, a request has been received from the County of Riverside
to review a Specific Plan Amendment for an 82 lot single family
residential subdivision located southerly of the City .limit and
within the City's Sphere of Influence; and
WHEREAS, the City Planning Commission and City Council have
previously reviewed development proposals and environmental
documentation for the original specific plan site; and
WHEREAS, the City Planning Commission has reviewed the Draft
Specific Plan Amendment and updated environmental studies and has
prepared written recommendations and comments; and
WHEREAS, on February 14 , 1.996, a meeting on the proposed tentative
tract map was held by the Planning Commission in accordance with
applicable law; and
WHEREAS, on March 6, 1996, a meeting on the proposed tentative
tract map was held :by the City Council in accordance with
applicable law; and '
WHEREAS, the City Council concerns with respect to the original
proposal which included 295 single family lots, a 250 room resort
hotel, an 18-hole golf course and related facilities on 467 . 1 acres
have been addressed width the downsizing of the subject project to
only include an 82 lot single family subdivision and with the
recommendations listed below; and
WHEREAS, the Specific Plan Amendment and updated environmental
analysis are compatible: with the intent of the City's General Plan
and Zoning ordinance; and

NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of
Palm Springs hereby recommend that the Andreas Cove Specific Plan
Amendment recommendations set forth in Exhibit A on file in the
City Clerks office be submitted to the County of Riverside Board of
Supervisors. In addition, The City Council shall consider entering
into a cooperative agreement with the County of Riverside to
provide planning, building, engineering and other permit and
' inspection services for this project.
