HomeMy WebLinkAbout17450 - RESOLUTIONS - 3/20/1991 RESOLUTION NO. 17450 OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVI.".G 'iEi:TATIVE TRACT MAP 26393 FOR AN INDUSTRIAL PARK ' SUBDIVISION OF 31.3 ACRES FOR PROPERTY LOCATED ON THE SOUTHEAST CORNER OF VISTA CHINO/GENE AUTRY TRAIL, M-1-P ZONE, SECTION 7. WHEREAS the Planning Commission has considered an application by Classic Bird Partnership for Tentative Tract Map 26393 for an industrial park subdivision of 31.3 acres for property located on the southeast corner of Vista Chino/Gene Autry Trail , M-1-P Zone, Section 7; and WHEREAS the Planning Commission recommends approval of this tract map subject to conditions as outlined in Resolution No. 4116; and WHEREAS the Planning Commission finds that the proposed subdivision is consistent with the General Plan of the City of Palm Springs; and WHEREAS the City Council is in agreement with the recommendation of the Planning Commission. NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm Springs, California, does hereby approve Tentative Tract Map 26393 in accordance with the following findings and subject to the following conditions: FINDINGS: 1. That a tentative tract map is the appropriate application for subdividing the subject 31.3 acres into a mixed-use corporate center. 2. That the site is adequate in size and shape to accommodate the M-1-P uses and is in conformance with the M-1-P regulations. 3. That the site is served by Gene Autry Trail and eventually Vista Chino ' which are adequately designed to carry the type and quantity of traffic to be generated. ` 4. That the conditions imposed are necessary to protect the public health, safety, and welfare. CONDITIONS: 1. That the Development Committee conditions dated February 27, 1991, be met. 2. The proposed development of the premises shall conform to all applicable regulations of the Palm Springs Zoning Ordinance, Municipal Code, or any other City Codes, ordinances and resolutions which supplement the zoning district regulations. 3. Each lot in the proposed development shall be subject to architectural review. Resolution No. 17450, March 20, 1991 - Page 2 4. The design guidelines and the C.C. & R. ' s for Bird Corporate Center shall be approved by the City prior to filing of the final map. The design guidelines shall be ,administered by an Association set up through C. C. & R's which shall control design treatment, landscaping and maintenance of the project. The C. CA R. 's shall be enforceable by the City and shall be reviewed and approved by the City Attorney. 5. The extension of Lot B to Vista Chino shall be offered for dedication with this tract with final alignment to be determined prior to approval of the final map. 6. Submit an erosion control program in conjunction with the final grading plan. At a minimum Chapter 70 UBC erosion control measures shall be required during site construction,. 7. That the subdivider shall enter into a covenant in a form approved by the City Attorney to participate in the funding, construction, and ` maintenance of one-half of the cost of the existing median island landscaping for the entire Gene Autry Trail frontage. 8. The maintenance of the areas of special/decorative paving within the right-of-way and the median island in Chia Drive shall be the responsibility of the developer and the Master Association.
