HomeMy WebLinkAbout17437 - RESOLUTIONS - 3/6/1991 RESOLUTION NO. 17437 OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS, CALIFORNIA, DENYING CASE 5.0560-PD-213, A 417 " UNIT SINGLE FAMILY RESIDENTIAL SUBDIVISION ON GATEWAY DRIVE BETWEEN HIGHWAY III AND DESERT HIGHLAND ESTATES, R-1-C ZONE, SECTION 34. WHEREAS Michael Christian has made application for a Planned Development District for 417 single family residences; and WHEREAS the Planning Commission recommended approval with conditions as outlined in its Resolution No. 4106; and WHEREAS the City Council considered the project at a duly noticed public hearing held on January 9, 1991 . NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm Springs, California, does hereby deny the preliminary planned development district for property hereinabove described based on the following findings: 1 . That the project is located at the entry of the City and should be designed to have a significant favorable impact on the entrance to the City and surrounding properties. 2. That the zoning provides for 10,000 square foot lot sizes and would permit 273 lots but lot sizes as proposed average 6,600 square feet with some 417 lots. 3. That the small lot sizes are inconsistent with minimum zoning standards and with the residential densities in surrounding areas and inconsistent with the goals and objectives of the City and will not have a beneficial impact on the area. 4. That the applicant has declined to provide affordable housing pursuant to the City's established programs which might permit a density bonus. 5. That the relative gradient of this project in relationship to N. Palm Canyon Drive minimizes the ability to screen development from passing vehicles and properties across N.
