RECOMMENDATION: That the City Council approve Final Map No. 26364-3 for Land Development Design Corporation representing Southland Group, Inc., to divide property located at 2321 and 2421 Sunrise Way North (POR. APN 501-181-017 and 018), Section 2, T4S, R4E. BACKGROUND: Land Development Design Corporation representing Southland Group, Inc., requests that a portion of two (2) parcels located at 2321 and 2421 Sunrise Way North, Section 2, T 4 S, R 4 E, be divided into sixteen (16) parcels. At its meeting of April 24, 1991, the Planning Commission recommended approval of Tentative Map No. 26364 which was subsequently approved by the City Council, subject to conditions, on July 3, 1991, The property depicted in Tentative Map 26364 is now in the ownership of Southland Group, Inc. Southland Group, Inc. requested and was granted approval to record the Final Map in phases by the Planning Commission at its meeting of January 8, 1997 and by the City Council at its meeting of January 22, 1997. Final Map No. 26364-1 depicting Phase 1 was recorded as Map Book 262, Pages 45- 47 in the Office of the Recorder of Riverside County, California on April 14, 1997. Final Map No. 26364-2 depicting Phase 2 was recorded as Map Book 271, Pages 89- 91 in the Office of the Recorder of Riverside County, California on June 30, 1998. The owner offers dedication to the public use for street and public utility purposes Lots "B" and "C"; and the dedication of Lot "A" for landscape, utility and drainage purposes. It has been determined that required conditions have been satisfied, and that Final Map No. 26364-3 is in substantial conformance with the approved Tentative Map. Staff recommends that the attached Subdivision Improvement Agreement be recorded in the Riverside County Recorder's Office, and that City Council approve Final Map No. .�-- APPROVED: DAVID J. OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING FINAL MAP NO. 26364-3 FOR PROPERTY LOCATED AT 2321 and 2421 SUNRISE WAY NORTH, SECTION 2, T 4 S, R 4 E WHEREAS the Planning Commission, at its meeting of April 24, 1991 recommended approval of Tentative Map No. 26364 requested by Land Development Design Corporation representing Southland Group, Inc. for the above described property, subject to conditions; and WHEREAS the City Council, at its meeting of July 3, 1991 approved Tentative Map No. 26364 subject to conditions; and WHEREAS the owner offers dedication to the public use for street and public utility purposes, Lots "B" and "C"; and the dedication of Lot "A" for landscape, utility and drainage purposes. NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm Springs finds that Final Map No. 26364-3 is in substantial conformance with approved Tentative Map No. 26364 and has satisfied conditions as required; is in conformance with the General Plan, and conforms to all requirements of the Subdivision Map Act of the State of California; and authorizes the City Clerk to accept said offers of dedication and easement(s); and have the Subdivision Improvement Agreement recorded in the Riverside County Recorder's Office and that the City Council does hereby approve Final Map No. 26364-3 for property herein described.
