RESOLUTION NO. 17241
OF THE CITY COUNCIL OF THE CITY OF PALM `iPRINGS,
CALIFORNIA, APPROVING TENTATIVE TRACT MAP 26333,
A 26 LOT SINGLE-FAMILY RESIDENTIAL SUBDIVISION
LOCATED ON THE SINGLE-FAMILY RESIDENTIAL SUB-
DIVISION LOCATED ON THE NORTHEAST CORNER OF THE
SONORA ROAD/EL CIELO ROAD, R-1-C, W-R-1-C ZONES,
SECTION 19.
WHEREAS, the Planning Commission has considered the application by the
Starkey Company for a 26- lot single-family residential subdivision; and
WHEREAS, the Planning Commission recommends approval with conditions as
outlined in its Resolution No. 4087; and
WHEREAS, the City Council is in agreement with the recommendations of the '
Planning Commission; and
WHEREAS, it has been determined that there are certain requirements as
dictated by ordinance of the Palm Springs City Council and by law of the
State of California; and
WHEREAS, the requirements are summarized in the staff report dated
September 5, 1990.
NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm
Springs, California, does hereby approve Tentative Tract Map 26333, based
on the following findings and subject to the following conditions:
FINDINGS:
1 . That tentative tract map is the proper application for the twenty-
six (26) lot single-family subdivision.
2. That the 5.94 acre site is adequate in size and shape to accommo-
date the proposed subdivision at 3.5 dwelling units to an acre as a
transfer of density occurred when 3.24 acres were dedicated to the
City as permanent open space.
3. That the proposed subdivision is consistent with the General Plan
designation of L4.
4. That El Cielo Road and Sonora Road are adequately designed to
accommodate any traffic generated by this project.
5. That the conditions timposed are necessary to insure that the pro-
posal will not be detrimental to the public health, safety and wel-
fare.
CONDITIONS:
1. That the Development Committee conditions dated July 25, 1990,
shall be met.
2. All conditions of approval of Case 5.0530-PD-209 shall be met.
3. The developer shall disclose the existence and location of the
equestrian center to all purchasers and this information shall be
contained in CC&R's.
