RESOLUTION NO. 17238
OF THE CIT`! COUNCIL OF THE CITY OF PALM :SPRINGS,
CALIFORNIA, APPROVING TENTATIVE PARCEL MAP 26352
FOR A THREE LOT :SINGLE FAMILY RESIDENTIAL
SUBDIVISION LOCATED ON JACARANDA ROAD, EAST OF J
BARONA ROAD, R-1-B ZONE, SECTION 25.
WHEREAS the Planning Commission has considered an application by Roger
Wallentine for approval of a tentative parcel map for a three lot single
family residential subdivision; and
WHEREAS the Planning Commission recommends approval of this tentative
parcel map subject to Conditions as outlined in Resolution No.4088; and
a
WHEREAS the Planning Commission finds that the proposed map is consistent
with the General Plan of the City of Palm Springs; and
WHEREAS the City Council is in agreement with the recommendations of
the Planning Commission.
NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm
Springs, California, does hereby approve Tentative Parcel Map 26352 subject `
to the following findings and conditions:
FINDINGS:
1. That the subject property is awkward in 'its size and shape
and is located in a neighborhood where 'lots substandard in
width and depth exist.
2. That conditions of approval have been imposed which will cause
the subject development to conform to the neighborhood' s
property development standards.
3. That the granting of the variance for substandard lot dimensions
and approval of the TPM will not be detrimental to the public
health, safety, convenience or welfare or be injurious to
property and improvements in the neighborhood.
4. That the granting of the variance and approval of the TPM
will be consistent with the General Plan insofar as the type
of land use and building density.
5. That the TPM and variance are categorically exempt from CEQA.
6. That the 1.26 acre site and the proposed residential lots
are adquate in size and shape even with the request for a
variance for lot width and depth to accommodate said residential
uses including yards, setbacks, wall , fences and other
associated improvements in order to adjust said use to the
neighborhood.
CONDITIONS:
1, The proposed development of the premises shall conform to
all applicable regulations of the Palm Springs Zoning Ordinance,
Municipal Code, or any other City Codes, ordinances and
resolutions which supplement the zoning district regulations.

2. Submit an erosion control program in conjunction with the
final grading plan. At a minimum, Chapter 70 UBC erosion
control measures shall be required during site construction.
A hydroseed program with temporary irrigation shall be
implemented prior to final inspection of on-site improvements.
3. The pad elevations shall be established at the minimum necessary
to accommodate positive site drainage and sewer flows.
4. That a 6 foot high solid masonry wall shall be constructed
on the perimeter (sides and rear property lines) except within
' front yards along Jacaranda Road.
