HomeMy WebLinkAbout17140 - RESOLUTIONS - 6/6/1990 RESOLUTION NO. 17140 OF THE CITY COUNCIL OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING CASE 5.0543-PD-212/TTM 25243, A PRELIMINARY PLANNED DEVELOPMENT AND TENTATIVE TRACT MAP FOR FIVE-SINGLE FAMILY RESIDENCES ON A 1 .5 ACRE TRACT ON THE NORTHEAST CORNER OF EL ALAMEDA/SUNRISE WAY, R-1--C ZONE, SECTION 12. WHEREAS., the Planning Commission has considered an application by Joseph & Robinson/KWL Associates for a preliminary Planned Development District and a Tentative Tract Map for five--single family residences; and WHEREAS, the Planning Commission recommends approval with conditions as outlined in its Resolution No. 4062; and WHEREAS, the City Council is in agreement with the recommendations of the Planning Commission; and WHEREAS, it has been determined that there are certain requirements as dictated by ordinance of the Palm 'Springs City Council and by law of the State of California; and WHEREAS, these requirements are summarized in the staff report dated June 6, 1990. NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm Springs, California, does hereby approve the preliminary planned develop- merit district for property hereinabove described in accordance with the findings and subject to the following conditions: Findings 1 . That a Planned Development District and Tentative Tract Map are the appropriate applications for this five lot subdivision. 2. That the proposed single-family development is a suitable and desirable use for the community. 3. That the proposed development is consistent with the General Plan designation of L4 and Zoning Ordinance designation of R-1-C. 4. That the 1 .5 acre site is adequate to accommodate this project. 5. That Sunrise Way and El Alameda are adequately designed to accommodate any traffic generated by this project. 6. That the conditions imposed are necessary to protect the public health, safety and general welfare of the community. Conditions 1 . That the Development Committee Conditions dated May 9, 1990 be complied with. 2. The final development plans shall be submitted in accordance with Section 9403.00 of the Zoning Ordinance. Final development plans shall include site plans., building elevations, floor plans, roof plans, grading plans., landscape plans, irrigation plans , exterior lighting plans, sign program, mitigation monitoring program, site WP/CC RES / ' 2 Resolution No. 17140 Page 4 cross sections, property development standards and other such documents as required by the Planning Director. Final development plans shall be submitted within two (2) years of City Council approval of the preliminary planned development district. 3. A homeowner's association shall be established to provide for maintenance of Lot 1 , the common area. ' 4. The codes, covenants and restrictions shall be submitted to the City for approval . 5. That there be no exposed spark arrestors. ADOPTED this _ 6th____ day of 1990.
