OF THE CITY OF PALM SPRINGS, CALIFORNIA, APPROVING TENTATIVE TRACT MAP 25010 FOR A CONDOMINIUM CONVERSION FOR PROPERTY LOCATED ON EAST PALM CANYON DRIVE AND GOLF CLUB ROAD., W-R-3 ZONE, SECTION 29. WHEREAS the Planning Commission has considered an application by J. F. Davidson Associates representing Paul Mitchell and Ingrid Mitchell for Tentative Tract Map 25010 for a condominium conversion of an existing 72 unit apartment complex located at East Palm Canyon Drive and Golf Club Road, W-R-3 Zone, Section 29; and, F WHEREAS the Planning Commission recommends approval of this tract map subject to conditions as outlined in Resolution No. 4030; and Y WHEREAS the Planning Commission Finds that the proposed map is consistent with the General Plan of the City of Palm Springs; and WHEREAS the City Council is in agreement with the recommendations of the Planning Commission. H NOW THEREFORE BE IT RESOLVED that the City Council of the City of Palm Springs , California, does hereby approve Tentative Tract Map 20510 subject to the following conditions: 1 . That all recommendations of the Development Committee dated November " 21 , 1989, be implemented. 2. That the proposed development of the premises shall conform to all applicable regulations of the Palm Springs Zoning Ordinance, Municipal Code, or any other City codes, ordinances, and resolutions which supplement the zoning district regulations. 3. That a parking monitoring plan shall be established to determine if the auxiliary parking lot (AA Case 3.0592) is necessary to meet the project's parking requirments. Developer shall submit a bid on the cost of construction of said lot and post a cash bond for the amount in the name of the City or Palm Springs and the homeowners association. A determination shall be made on the necessity of the auxiliary parking lot at the time 75 percent of the units have been sold. If the determination is made that the additional parking is not necessary, the bond shall revert to the developer. b 4. That the covered parking shall be increased to a total of 72 spaces prior to approval of the final map. An architectural approval .i application shall be submitted and approved for the additional carports. Setbacks are to be met on the north property line or an administrative minor modification submitted for a reduced setback. w 5. That approval from the Economic Development Division shall be obtained prior to final approval of the map regarding the removal of affordable rental housing into condominiums.
