OF THE PLANNING COMMISSION OF THE CITY OF PALM
SPRINGS, CALIFORNIA, DETERMINING THAT A URGENT
CARE FACILITY IS A SIMILAR USE TO MEDICAL AND
BUSINESS, PROFESSIONAL AND RESEARCH OFFICES IN
THE PLANNED RESEARCH AND DEVELOPMENT PARK (M-1-
P) ZONE, APN: 507-350-008, (Case 10.452)

THE PLANNING COMMISSION HEREBY FINDS AS FOLLOWS:
Section 1:
Pursuant to Zoning Ordinance Section 94.01.02, the Planning Commission finds
that:
That the use is in keeping with the stated intent and purpose of the zone.
The zone is intended to provide for and encourage planned industrial districts compatible with
the surrounding or abutting residential zones and which would not in any way depreciate the
character of the resort community. Activities are to be carried on in an unobtrusive manner and
are to involve low intensity development. The finding is made because the use is in keeping with
the stated intent and purpose of the zone.
That field investigations have disclosed that the subject use and its operation are
compatible with the uses permitted in the zone wherein it is proposed to be located.
The proposed urgent care facility site is located at 810 Farrell Drive. The previous tenant,
Warner Cable, had 50 employee and 120-150 customers per day plus 20 service trucks. Warner
Cable therefore generated more traffic impacts than the proposed use. The operation of the
proposed use would be compatible with the uses permitted in this zone.
3. That the subject use is similar to one (1) or more uses permitted in the zone within which
it is proposed to be located.
An urgent care center is similar to traditional doctor's offices except the clients who seek
treatment at an urgent care center do not see their primary care doctor but doctors who are on
duty at the facility who can meet their immediate needs. The finding is made that an urgent care
facility is similar to medical and business, professional and research office uses permitted in the
M-1-P zone.
4. That the subject use will not cause substantial injury to the values of property in the zone
within which it is proposed to be listed.
The proposed land use does not have the potential to impact surrounding property values
because it is similar to and compatible with surrounding other uses permitted in the M-1-P zone.
NOW, THEREFORE, BE 1T RESOLVED, that
