Commissioners, I am writing in opposition to the In and Out proposed for E Palm Canyon, as noted in Agenda Item 4A of the July 8, 2025 planning meeting. My family has owned a home in Palm Springs since 1972 and South Palm Springs is my primary dwelling. One of the things i have always loved about Palm Springs is its size and uniqueness. Traffic is manageable and many of the stores are restaurants are small locally owned enterprises. It is for this reason that I oppose building a chain hamburger stand on E Palm. The plan submitted look like those in hundreds of cities across Southern California and the entire country, its bland suburban design will stand out like a sore thumb and only serve to further dilute what makes PS special. In the last few years, traffic levels on E Palm Canyon have grown out of control, especially during high season Dec-Mar. It now takes twice as long to get through the sea of red lights near smoketree alone. The traffic study has noted this project will add 3500 new daily trips to the area. They also quote traffic counts taken during the off season. How does this not have an effect on the environment and ease of use for those of us that live nearby? As a daily bike rider in the area, i am terrified at the thought of a high capacity drive through and all the traffic that comes with it. Please deny this application or at a minimum modify its scale and design. Thank you, Jim Flanagan
