The following are the changes we made per the request of the Planning Commission
Conditions of Approval and from our subcommittee meeting with Planning Commission
and ARC members.
General:
- Simplifled window types to only include sliders and flxed windows. We eliminated
all single hung windows. We studied the elevations to make sure that windows were
adjacent to similar looking windows.
- Outdoor living structures were reduced in thickness, simplifled, and lowered to
create a more mid-century feel.
- All garden walls were lowered to end at the bottom of the roofiine, instead of
protruding upward like before.
- We eliminated all false chimneys
- A window was eliminated in the Plan 4 rear elevations to increase simplicity
- Rear patios on Plan 1 & 2 were eliminated to prevent dark outdoor spaces and
increase simplicity in rear elevations
- Double volume spaces in Plan 4s are sloped and step down to reduce height in rear
elevation
- Beams on elevations were moved to not be above windows or doors
- Roofiines were lowered as much as possible to achieve mid century looks and avoid
blocky masses.
- Ceiling heights now have more variation, taller ceilings in living areas and lower
ceilings in bedrooms, bathrooms, closets, etc.
Variation ‘A’ Cody:
- We added clerestory to some elevations to emulate Cody’s mid-century aesthetic
- In Plan 4A, we moved the front windows to create 2 corner windows on the upstairs
instead of just 1 corner window
- Materials for the A elevation were changed to CMU veneer instead of stone.
Variation ‘B’ Wexler:
- Façade material was changed to stone instead of board form concrete to emulate
Wexler’s design
- Clerestory windows were added to front and back elevations where possible.
- Interior ceilings were changed to be sloped in living areas and primary bedrooms
- Where needed, ridges were shifted and slopes are varied in order to simplify the roof
shape
- Trim details and covers were eliminated in the rear elevations to maintain
authenticity and simplicity
Variation ‘C’ Legorreta:
- Roof heights were changed in front and back elevations to increase variation in roof
heights
- Larger massing was introduced to follow Legorreta’s design style more accurately
