SITE PLAN NOTES
1. G.C. to site verify all dimensions
2. New plastic water, sewer, and gas line piping shall be
installed with a yellow tracer wire (18 GA.) min. UPC
1211.1.7.
3. Building address shall be permanent, visible from street and
a minimum of 4 inch high and with a stroke width of half inch
per R319.
4. Existing pool and hot tub to have a motorized safety cover
that requires a key switch and meets the American Society
of Testing and Materials (ASTM) standards in F1346-91.
Subject to field verification.
5. Gates shall open outward away from the pool and shall be
self-closing and have a self-latching device. The self-latching
device shall be located above 54".
6. The top of the pool barrier shall be at least 60 inches above
grade measured on the side of the barrier that faces away
from the swimming pool. The maximum vertical clearance at
the bottom of the barrier is to be no greater than 4" from the
concrete deck. The barrier shall be at least 20" from the
water's edge. Openings in the barrier shall not allow passage
of a 4" diameter sphere. There shall be at least 45" between
horizontal elements. There shall be not decorative design
work which makes the barrier easily climbable.
7. All patios adjacent to house to be sloped away from house at
1/8" per foot.
8. Detached structure not to be used for sleeping or cooking
purposes.
9. All detached accessory structures in the side and rear yard,
not used for sleeping or living purposes, are to maintain a
minimum setback of three feet from property lines.
Swimming pools are to maintain a minimum setback of three
feet from exterior property lines.
10. All exterior concrete to be exposed aggregate.
