•Eliminate false fireplaces and superfluous blocking.
•Vary interior room heights to achieve exterior volumetric variety. (Legoretta-inspired variants.)
•Consistent thin fascia depths. (Wexler & Cody-inspired variants).
•Eliminate 10-foot ceilings & 10-foot top plates in living & bedroom areas to achieve spacious interiors to underside of roof structure.
•Maximize privacy, light and views with clerestory windows, not double-hung.

Recommendation
•Recertify the Mitigated Negative Declaration as a sufficient evaluation of the environmental impacts under CEQA.
•Approve the Final Development Plans as being in substantial conformance with the Preliminary PD, as conditioned.
•Refer the matter to the Planning Commissions’ Architectural Review Committee for further analysis of the architecture.
