(Legoretta-inspired variants.) •Consistent thin fascia depths. (Wexler & Cody-inspired variants). •Eliminate 10-foot ceilings & 10-foot top plates in living & bedroom areas to achieve spacious interiors to underside of roof structure. •Maximize privacy, light and views with clerestory windows, not double-hung. PLANNING SERVICES DEPARTMENT Findings: •Staff finds the proposed project is substantially in conformance with the development standards of the preliminary PD. •As conditioned, the proposed project can be found to be in substantial conformance with the Miralon Design Guidelines. •The project is in substantial conformance with the Miralon Landscape & Hardscape. (Vision Book). PLANNING SERVICES DEPARTMENT Recommendation •Recertify the Mitigated Negative Declaration as a sufficient evaluation of the environmental impacts under CEQA. •Approve the Final Development Plans as being in substantial conformance with the Preliminary PD, as conditioned. •Refer the matter to the Planning Commissions’ Architectural Review Committee for further analysis of the architecture.
