Please share the following comment with planning Commission regarding Nexus development of 62 unit development: Dear Esteemed Planning Committee: My name is Dr Alix Nassiri. I am a resident, business owner, landlord and physician in Palm Springs. I want to encourage the committee to proceed with approving the request by Nexus development to build 62 residential units at the property located between East Palm Canyon and East twin Palms. It is in the long-term interest of Palm Springs for us to have these kinds of developments approved that are mid to upper mid level in nature, as they will bring in additional occupants who will move here and support our local businesses that are in dire need of customers. These developments will also bring additional revenue to the city via healthy property taxes that would otherwise not be received. There are those that oppose these kinds of developments, simply for the sake of being obstructionist and having their own agenda—-they masquerade under the request to build additional affordable high density units in these locations—- they do not care about the local businesses or creating revenue for the city. In fact they don’t even care about our poor on the north end of town. If they did care about our low income residents, they would advocate for the development of mixed-use affordable living developments on the north end. They would want to see commercial spaces (retail, restaurants, offices etc) on the first floor of such mixed fae developments to create jobs on the north end of town and see it economically flourish while creating affordable living there. That’s not their agenda. They could care less about our own existing low- income residents in Palm Springs. They only advocate for high density affordable spaces in central Palm Springs in lieu of this development, so that they can be filled by their friends who want to move here to Palm Springs and can no longer afford to live in LA, San Francisco or Seattle. We need to have a balanced approach to our development. We need these 62 units that are mid and upper-mid level units to be built so that we can generate taxes, and these new residents to town will also support our restaurants, stores and other trades. We also can build high density affordable mixed use developments on the North end to support our lower income residents. We can not continue to allow people to buy in Rancho Mirage instead of Palm Springs because there are not enough gated communities of single family homes in Palm Springs. Let’s approve this request and proceed with the 62 units being built. 2 Thank you!
