Twin Palms Drive ELEVATIONS – SINGLE-FAMILY RESIDENCES ELEVATIONS – DUPLEXES LANDSCAPE PLAN NEIGHBORHOOD OUTREACH MEETING •Required as a part of the Pre-Application review process - The meeting was held on February 24, 2025 •Main Themes of Comments/Questions Provided by Attendees: 1.Desire for architectural design that is contextually appropriate for the Twin Palms neighborhood which understands and respects the character and history of the neighborhood and the City. 2.Concern relating to site access, traffic, and public infrastructure to support the project. 3.Development feature-specific questions (e.g. landscape, wall, gate, building height) PLANNING SERVICES DEPARTMENT ISSUES •Single-family residences are expressly prohibited in the R-3 Zone. •The proposed project does not meet the various aspects of the R-3 Zone development standards (e.g. setbacks, lot dimensions and size, building height, minimum separation distance). •Public benefit is required for a Planned Development District (PDD), which has not been identified. •The proposed density (equivalent to 7 du/acre) is significantly lower than the density limit of the TRC General Plan land use designation area (30 du/acre).
