Esteemed planning department I can not attend this evening’s session but wanted my comments read or recorded for this project. If you remember, Nexus was the company that wanted to tear down the Kaptur center on Tahquitz. An Orange County developer… I wish we had a more local developer that would take cues from neighboring Ocotillo lodge and do a cute 1/1 (or even 1bed /2bath condos like Deauville) unit development of modest sized units with little patios and a community pool/lap pool like Cody place has. We need places that non-millionaires can purchase. I feel like the city talks affordable housing out of one side of its mouth (I’m a fan of Grace Garner’s attempts to ensure more rental units and smaller more affordable choices of housing) and then lets out of area developers do what works in other very different cities, maximizing their profits over the benefit of our city. This parcel has a key opportunity to provide walkable and more modest housing for non- millionaires that want to retire to our special, friendly and safe haven of Palm Springs! We need less single family units, when buyers can go to Toll Brothers at Escena, Lennar’s SFR developments in Miralon and Canyon View! What we actually need in a location where owners can walk to Koffi or the Smoke Tree/Ralphs shopping center, are townhouse/patio home units (take a cue from Ocotillo Lodge’s single and stacked units) and maybe even some retail along Palm Canyon like Cody place will have!!
