Hello –
This letter is in response to the current CUP-2024-0012 application for a new bar, to be opened at 2481 N
Palm Canyon Drive. We own the adjacent lot at 2393 N Palm Canyon, and are currently formalizing plans
to develop that property, so we have great interest in the future of the lot in question.
North Palm Canyon Drive has historically been a relatively sleepy neighborhood for businesses, more of
a gateway to the Uptown Design District and Downtown. However, in recent years, it has begun showing
signs of great vitality. In particular, the area around the intersection of North Palm Canyon and Racquet
Club Drive is thriving. For example, Racquet Club Center houses a number of successful businesses,
including the immensely popular Four Paws CoƯee Company and many others.
We believe that the introduction of the proposed bar will bring many benefits to the area. Its presence
will help draw more attention and visitors to the surrounding businesses, and its modest size fits well
with the “neighborhood” feel of the local storefronts without introducing any undue burden on the
existing roads or infrastructure. In addition, because the proposed bar would be located on the same
block as Freddie’s Kitchen, the extremely well-regarded French bistro located in the Cole Hotel, its
addition would further enhance the growing reputation of this area as a destination for high quality,
intimate dining experiences. By associating the bar with a bookstore (as described in the application),
the attraction is even greater.
We feel strongly that the proposed bar oƯers solid benefits, and would be a great addition to the
