extent permitted by any applicable federal or state law, covenants or restrictions, if any, based on
race, color, religion, sex, familial status, national origin, handicap, sexual orientation, marital
status, ancestry, source of income, disability, medical condition, or other unlawful basis.

Note: Section 12956.1 of the Govemment Code provides the following: If this document contains
any restrictions based on race, color, religion, sex, sexual orientation, familial status, marital
status, disability, national origin, source of income as defined in subdivision (p) of Section 12955,
or ancestry, that restriction violates state and federal fair housing laws and is void, and may be
removed pursuant to Section 12956.2 of the Government Code. Lawful restrictions under state
and federal law on the age of occupants in senior housing or housing for older persons shall not
be construed as restrictions based on familial status.
Said Covenants, Conditions, and Restrictions provide that a violation thereof shall not defeat or
render invalid the lien of any mortgage or deed of trust made in good faith and for value.
5. A Notice of Pendency of Administrative Proceedings based upon owner(s) non-complianoe to
correct municipal code violations, including liability for all costs and expenses assessed against
the property as a lien for abatement, recorded June 7, 2001 as instrument no. 01-253383 of
official records.
Note: to avoid delays at the time of closing, please submit the original release (properly executed)
indicating all code violations have been satisfied, and a final demand for pay-off executed by the
record agency.
& Any defect in or invalidity of the title to the estate or interest of the vestee herein, arising out of or
occasioned by that certain Grant Deed, R.V. Redmond as Trustee of the Richard Redmond Trust
dated March 31, 1995, as grantor and R.V. Redmond as Trustee of the Richard Redmond Trust
dated March 31, 1995, as to an 870A interest, and Nathan A. Diones, a single man, as to a 13°%
interest, ,as tenants in common, as grantee, recorded December 20, 2013 as Instrument No.
13-589084 of Official Records. This Company will require proof of the validity of said document
prior to the issuance of any policy of We insurance.
7. Any invalidity or defect in the title of the vestees in the event that the trust referred to in the vesting
portion of Schedule A is invalid or fails to grant sufficient powers to the trustee(s) or in the event
there is a lack of compliance with the terms and provisions of the trust instrument.
8. If title is to be insured in the trustee(s) of a trust or their act is to be insured, we will require a full
copy of the trust agreement and any amendments thereto. In certain situations the Company may
accept a Trust Certificate, pursuant to Section 18100.5 of the California Probate Code in lieu of
the trust agreement. The Company reserves the right to except additional items and/or make
additional requirements after reviewing said documents.
9. Rights of parties in possession
10. This Company will require that a full copy of any unrecorded leases together with all supplements
and amendments or a certified rent roll be furnished to the Company, before issuing. any policy of
title insurance. Additional exceptions may be added to this report following the review of these
requested materials.
11. We will require a Statement of Information from the parties named below in order to complete this
report, based on the effect of documents, proceedings, liens, decrees, or other matter which do
not specifically describe said land, but which, if any do exist, may affect the title or impose liens or
encumbrances thereon.
