Palm Canyon Drive •Add emergency driveway at southern point •Perimeter masonry wall •Water retention basin •Non-Gated Community DEVELOPMENT SERVICES DEPARTMENT •Project Site Area: 4.37 Acres •General Plan: TRC (Tourist-Resort-Commercial) •Split Zone: C-1 (General Commercial) and R-3 (Multi-Family Residential) General Plan Land Use Designation: Tourist-Resort-Commercial Allow up to 30 dwelling units per acre Proposed project – 60 condos = 14 dwelling units per acre Split Zoning: C-1 (General Commercial) 200 feet back from N. Palm Canyon Dr. R-3 (Multi-Family Residential) Remaining parcel Findings: Major Development Permit •The proposed DP is consistent with the General Plan as CC adopted new General Plan for TRC designation. •The DP is consistent with the C-1 and R-3 zone •The site meets development standards, setbacks, height, massing •Adequate access to adjacent streets •Landscape areas and open space •Public infrastructure existing DEVELOPMENT SERVICES DEPARTMENT Recommendation: 1.Approve the Major Development Permit 2.Subject to conditions of approval 3.Review of architecture, landscaping, and walls by ARC DEVELOPMENT SERVICES DEPARTMENT
