At that meeting, the Commission voted to continue the matter to a date certain of January 8, 2025 requesting additional information from the applicant as follows: 1. Show the concrete driveway area where the parking would be for the front dwelling. Staff: This has been shown as a concrete parking pad, the trellis structure has been removed. 2. Show the ficus hedge. Staff: The ficus hedge has been denoted. 3. Show a parking space for the “pool house” (in the event it becomes qualified to stay as an ADU, the diagram will need to show how parking is being accommodated.) Staff: A concrete parking pad for the pool house has been shown. 4. Verify the dimension from the front PL to the carport in the front yard is not less than 25’. Staff: As noted above, the carport trellis has been removed. 5. Show the total lot coverage as a percentage of the total lot area to confirm conformance with the code. Staff: Total Lot coverage of just under 23% has been added to the site plan. 6. Show the sidewalk leading up to the front door of each building. (Front dwelling, new dwelling in the back and the pool house.) Staff: Sidewalks have been shown as well as other features on the site such as a n existing wooden fence that bisects the patio between the front house and the pool house. 7. Show the proposed new primary dwelling unit. Staff: Although it is not part of the consideration of the CUP, the proposed new primary dwelling has been included on the site plan and a floor plan and front elevation of the home has been included. Staff Recommendation: 1. Reopen the public hearing, if necessary, and receive testimony. 2. Close the public hearing and adopt a resolution determining the application eligible for a Class 3 Categorical Exemption pursuant to the guidelines of the California Environmental Quality Act (“CEQA”) and approve the application based on findings in the staff report dated December 11, 2024 subject to conditions of approval in Exhibit “A”.
