Statement of Overriding Considerations
The Planning Commission determines that the specific benefits of the project outweigh unavoidable adverse impacts based upon the following:
1.Land Use Benefits: Project consistent with General Plan and Zoning, site location appropriate, project provides 718 permanent jobs, increase in e-commerce.2.Meet Market Demands for Industrial Space: Project meets growing need for industrial space, supports goods movement industry, improve lead times for delivery to consumers.3.Economic and Fiscal Benefits: Project encourages economic growth and diversity within the City, increase annual property tax revenue through collection of taxes, licenses, and fees, introduction of a new industry to the City and broaden the economic base.4.Public Infrastructure Benefits: Project would improve public infrastructure, roads, water, sewer lines, pay substantial development impact fees.
