Planning Commission Members Present: Commissioner Conrad
APPROVAL OF MINUTES: Approval of Minutes for meeting of May 9, 2011.
ACTION: M/S/C (Jensen / Fredericks) To approve the minutes of May 9, 2011 with one
correction to agenda item #3, vote to be 6-0.
REVISIONS TO AGENDA: None
PUBLIC COMMENTS: Three (3) minute time limit per person on matters within the
jurisdiction of the Architectural Advisory Committee.
There were no public comments.
AGENDA ITEM #2: Case 3.1120 MAA — Restudy -- Palm Springs Village Apartments
Palm Springs Village Apartments for a repaint of the complex with several colors according to
paint scheme located at 2720 East Tahquitz Canyon Way, Zone R-3, Section 13. (GM)
Assistant Planner Mlaker reported that this project had been previously reviewed by the AAC
at their May, 9 2011 meeting and several recommendations regarding the proposed color
scheme were made. The applicant has made revisions to the color scheme and accurate
photo simulations were presented.
Member Jensen asked for clarification on the name of the orange — brown color that will be
used on the landings of the stair tower.

ACTION: M/S/C (Jensen / Harlan, 6-0-1, absent Monney) To recommend approval
AGENDA ITEM #3: Case 6.0899 / PD Amend — Restudy — Alta
Toll Brothers Inc. for modifications to approved plans for 44-unbuilt homes within a 67-unit
detached residential tract commonly knows as Alta located at 3200 south Palm Canyon
Drive, zone R-1-13, Section 35. (DN)
Associate Planner Newell presented the project and noted the project was restudied by the
Committee on April 25th. The revisions included larger windows, additional horizontal
windows, larger spanning roofs and overhangs and additional angled forms with reveals.
The applicant, Allen Janisch of Toll Brothers Inc, stated that the HOA has approved the
proposal and that current homeowners received a copy of the plans for review. No negative
feedback has been received.
The Committee discussed the stone, roofs, stucco and overall style of architecture.
ACTION: M/S/C (Kleindienst / Fauber 6-0) To recommend approval as submitted.
AGENDA ITEM #4: Case 3.520 MAA — Casa Verde Condominiums
Case Verde HOA requesting approval for a repaint of twenty buildings including pool pavilion
and carport structures for a three paint scheme at 1100 East Amado Road, Zone HR,
Section 14. (GM)
Assistant Planner Mlaker gave a brief staff presentation outlining the proposed color scheme
for the twenty building complex.
Stan Spencer representing the applicant was present and answered questions from the AAC.
Vice -Chair Harlan stated that the proposed color scheme is appropriate and asked for
clarification on the unit door colors.
Member Fredericks asked the applicant if the existing landscaping growing on the complex
perimeter walls will be removed for the painting and if the plants will be replaced.
Member Fauber asked for the color of the second floor railings and window frames.
Member Pumel asked for clarification on the accent colors not viewed by the public, and the
color of the electrical panels and other utility elements.
ACTION: M/S/C (Harlan / Fauber 6-0-1, absent Monney) To recommend approval with
one condition to paint electrical panels the same color as the body of the building.
AGENDA ITEM #5: Case 3.3492 MAA — Southridge Community Entry Gate
Southridge Property Owners Association for the removal of existing entry gate and walls to

be replaced with new gate, walls, planter beds and renovation to existing guardhouse at
2153 Southridge Drive, Zone R-1-A, Section 30. (GM)
Assistant Planner Mlaker stated that the scope of the project is as follows:
• Removal of existing metal entry and exit gate.
• Demolition of existing lava rock clad retaining wall below guardhouse.
• New metal gate — powder -coated steel bronze color to include middle pedestrian
gate.
• New poured -in -place rough cut concrete planter walls on both sides of gate including
planter bed in the median.
• New parking space located below existing guardhouse.
• New lava rock clad retaining wall adjacent to guardhouse.
• Renovation of guardhouse to include new standing seam metal roof color bronze to
match new gate; removal of front fagade green tile replaced with sand -finished
stucco.
The landscape plan will include Ocotillo, Aloe Vera, Barrel Cactus, and Agave. The new
poured -in -place entry walls will extend back from the street 20 feet on each side and
incorporate existing boulders into the design.
,Ben Richards the project architect was present and answered questions of the AAC.
Vice -Chair Harlan asked if the green marble on the guardhouse would be removed.
Member Fauber asked if the existing lava rock on the east facing wall of the guardhouse
would be left intact.
Member Jensen stated that the project includes good use of elements taken from the
Southridge development house architecture.
Member Purnel stated that the use of barrel cactus in the high planter beds should be
reconsidered.
Chair Kleindienst believes that the submittal is appropriate for the site, however the proposal
may warrant a larger gate design.
ACTION: M/S/C (Fauber / Jensen, 6-0-1, absent Monney) To recommend approval.
AGENDA ITEM #6: Case 3.1312 MAA Plaza Apartments
Plaza Apartments for a repaint of complex with several colors according to paint scheme
located at 2300 East Tahquitz Canyon Way, Zone R-3, Section 13 (GM)
Assistant Planner Mlaker outlined the proposed color scheme for the buildings.

Member Fredericks asked if all wood elements will be painted "Sweet Molasses"; and
existing wires hanging from roof to be removed.
Member Purnel asked if the wood fencing would be painted and if the brick tower elements
would be washed or cleaned.
Vice -Chair Harlan stated that the proposed "sage" color does not accentuate the building.
The green color should be bolder.
Member Henson asked for clarification on the color of the carports.
Ranee Schaafsma or Skozma Construction stated that the wires hanging from the roofs are
either cable or satellite TV lines which will be put back in place after the repaint. She also
stated that the brick will be power washed and cleaned if necessary.
ACTION: M/S/C (Harlan / Kleindienst, 6-0-1, absent Monney) To recommend restudy with
the following comments:
1. Proposed green color to be bolder.
2. Find a color scheme that will compliment the roof color.
CHAIRMAN / COMMITTEE / STAFF COMMENTS:
Planning Commissioner Conrad addressed the AAC to compliment them on their contribution
to the City and stated that the AAC are the gate keepers to good design. The AAC should
always be respectful to applicants; however decisions should be made based upon the best
design possible. The Planning Commissioner present at the AAC meetings does report
meeting discussions back to the Commission.

There being no further comments, the AAC meeting adjourned at 4:12 p.m.
