Since then, the following the following has occurred: •On March 5, 2024, the applicant met with the subcommittee members consisting of Chair Weremiuk, Vice Chair Alayian and Commissioner Rothman •Following the meeting, the applicant has submitted revised plans on 3 occasions and reviewed by staff based on the subcommittee’s comments. •The 4th revision is before the Commission today after staff determined that the applicant has addressed the comments. •The Subcommittee’s comments are attachment to the Staff Report as Attachment D. •There are three Findings to be made when considering Final Development Plans. The Findings are as follows: 1. The final development plan is in substantial conformance with the preliminary development plan. 2. The final development plan is in substantial conformance with all other associated entitlements for the development. 3. The final development plan incorporates all modifications and conditions to the preliminary development plan as approved by the City Council Brief Background:Final PDD Plans For 71 Single-Family Residences on 60-ft Wide Lots By PLC Communities, Within Phase 2 of Miralon Development 3 Plan Types: Plan 1, Plan 2, & Plan 3, Floor Plans: 3 Schemes designated as Plan 1, Plan & Plan 3 Elevations: 3 Elevation Types Designated as A, B & C Mass & Scale: Plans 1, & 3 are Single-stories Plan 2 are Two-Story Buildings Lots will range from 6,600 SF to 10,213 SF. Buildings will range from 2,530 SF to 2,806 SF in size.
