** COMPLAINTS REGARDING COMMERICAL ACTIVITY ON COMMERCIAL ROAD: UPS has removed all
commercial vehicles off Commercial Road since the submission and processing of this CUP request. Scope of
work addresses this concern and the Planning conditions of approval address this concern.

Conclusion
A “Transportation Terminal” for package distribution is considered an appropriate use in the M-1-P
zone district. The proposal to expand the existing use by enlarging the building and associated
parking will allow for all commercial operations of the current business to be contained within the
property boundaries. The Conditional Use Permit request meets the findings and criteria pursuant to
PSZC Section 94.02.00(B)(6).
Staff Recommendation
Recommends the Planning Commission (PC) approve the proposed application (CUP 2024-0003) for
the establishment of a Conditional Use Permit for the existing UPS transportation terminal and the
completion of related site improvements, subject to the conditions listed in Exhibit A which is attached
to the draft resolution.
