Explanation of my misunderstanding of why “home sharing” was not considered a “vacation rental”
When I initially began exploring the option of renting a guest bedroom at my home, I searched for information about
regulations. At the time , I had used Airbnb for several years as a guest for many of my travels. I really enjoyed my
experiences, and I thought it would be a fun experience to share my home with guests like me. I had recently
relocated to Palm Springs, and I wanted to share with guests the beauty of our city.
Everything that I read at the time about regulations was only related to individuals who were renting their entire
home to guests. When I read the following in the first section of the “Q & A” section on the City of Palm Springs
website, I thought “vacation rental” regulations would not be applicable to “ Home Sharing”.
“In the City of Palm Springs, vacation rental is defined as single‐family dwelling, or any portion thereof, utilized for
occupancy for dwelling, lodging, or sleeping purposes without the owner being present for a period of 28
consecutive days or less. Stays 29 days or more are considered long‐term and are not regulated by the Vacation
Rental Ordinance.”
Since I am living in the home, I understood that vacation rental regulations were not applicable to my situation.
After receiving the citation by mail on February 2024, I immediately “unlisted” my guest bedroom from Airbnd. I
also reviewed and read the entire information on the city’s website about vacation rentals to now understand that
“home sharing” is also subject to “vacation rental” regulations.
I would like the appeals board to accept my apology for my negligence and to consider my explanation. I would
also welcome an opportunity to be able to apply for a “home sharing “ permit to be properly registered with the city.
