DEPARTMENT OF PLANNING SERVICES Final PDD Plans For The North & South Villas ARC reviewed on April 15, 2024 & Voted to Continue the review and directed the applicant to address the following: 1.Provide diagrams or roof plan layout showing adequacy Rooftop Mechanical Screening 2.Roof & Patio overhangs to provide increased shading; Include location of photovoltaic systems on roof plans 3.Provide additional detailed information on materials noted as wood/synthetic wood. 4.Provide details of the bridge structure connecting to pool terrace and the Service building 5.Analyze potential of widening sidewalks along public streets & provide more visual breaks in the perimeter garden wall 6.Provide clarification of wall materials, finish & color of the ramp into the subterranean parking area of North Villas 7.Provide illustrations of property line common to Center Court in width and adequacy of planter strip for trees & shrubs 8.Address staff comments contained in the staff memo to ARC. •Outstanding Issues: •Proposed Entry Gate •Perimeter Treatment & Proposed Materials Overall Site Plan Proposed Entry Gate Amended Site Plan per Council Direction No Change: 24-Unit Condos – South Villas (37.2 ft) Revised 16-Unit Residential North Villas (23 ft to 56 ft)Proposed Final Development Plan 6.18.24 Basement Level Ground Floor Level North Villas – Floor Plans Second Floor Level Third Floor Level Fourth Floor Level Fifth Floor Level Roof Level North Villas Elevations South Villas – Floor Plans Basement Level Ground Floor Level Third Floor LevelSecond Floor Level Roof LevelFourth Floor Level South Villas Elevations South Villas Revised Landscape Plan Previously Approved Perimeter Treatment to remain as approved by City Council. Maximum Height at 7 feet 3 inches Materials: Tubular Steel, Slats & Hedges Perimeter Treatment Views of the North Villas From Calle Alvarado North Villas & Hotel Condo From Calle Alvarado & Amado Road Views of South Villas From Amado Road From Avenida Caballeros From Avenida Caballeros South Villas & Hotel building DEPARTMENT OF PLANNING SERVICES Dream Hotel Final PDD Plans Staff Recommendations: •Approve the Revised Final Development Plans subject to the following Conditions: 1.The proposed Entry Gate at the South Villas along Avenida Caballeros shall be removed. Alternatively, an amendment would need to be sought from PC or CC. 2.The maximum height of the proposed perimeter fence shall be limited to 7'.3"as previously approved by the City Council. 3.The materials for the proposed perimeter fence shall be consistent with the original material approved by the City Council.
