DEPARTMENT OF PLANNING SERVICES Dream Hotel Amendment Amended Project: •North Villa: 4 structures with 16 Units, heights varying from 24 to 30 feet adjacent to Center Court to 56 feet along Calle Alvarado •South Villa Height: 37.2 feet Amended Site Plan per Council Direction No Change: 24-Unit Condos – South Villas (37.2 ft) Revised 16-Unit Residential North Villas (23 ft to 56 ft)Proposed Final Development Plan 4.15.24 DEPARTMENT OF PLANNING SERVICES Dream Hotel Final PDD Plans Staff Recommendations: •ARC to provide comments to staff and applicant for a resubmittal and a final review. DEPARTMENT OF PLANNING SERVICES Dream Hotel Final PDD Plans •Provide detail plans for the service building to include the roof deck & pool area for the South Villas. •Provide setback dimensions on all plans for all areas. •Consider a redesign of rooftop mechanical screening materials per Section 93.03 of the Code. •Perimeter walls not to exceed 6 feet maximum. •Landscape Plan and plant selections to align more closely with the Section 14 Master Plan. •Restudy Solar Control on balconies and terraces
