Hello
I am the owner of a condominium unit at Palm Springs Country Club Phase III that directly
abuts the proposed Serena Park project.
The entire parcel was zoned as Open Space previously so I truly believe that it should be
preserved as Open Space
The park proposed by the developer is ridiculously small and inadequate, and does not fulfill
the needs of true Open Space in this part of town where there are NO parks at all and no
managed Open Space.
I strongly encourage the city and the planning commission to ask that the entitlements do not
get transferred and the project starts from the beginning because the owner is in default of the
original agreement .
The $3.5 million that the previous developer was supposed to pay, which is how he got the
general plan amendment, needs to be earmarked for an open space project as it was supposed
to be originally.
I understand the need for housing in Palm Springs but this needs to be thought out and proper
Open Space needs to be preserved, especially in this part of town, especially in this area that
connects to the CV Link.
Also keep in mind that the Miralon Project next door has been open for years now, and has
been built out to barely a quarter of the entire development. Who will buy all the homes in
Serena Park if Miralon has hundreds and hundreds of homes still planned and not yet sold or
built? This cannot be another massive vacant lot with homes waiting years and maybe decades
to be built and sold. My neighbors and I do not want vacant lots, empty streets, and a deserted
"neighborhood" languishing and waiting for potential buyers who will never materialize. We
would much rather have a beautiful, low-maintenance, low-impact, passive park, nature
preserve, open space, and trails for everyone to enjoy.
Sincerely,
Anis Khalil
