Dear Planning Commission Members, While I have not seen this issue on the calendar since the March 13 (cancelled) meeting, I did want to reiterate my concerns about the proposed changes to the previously approved plans. The original plan, which was approved by the planning commission, differs greatly from what PLC is now proposing. Please understand that almost 200 households bought homes in the Miralon community with the understanding that the homes to be built in the center of the community were to be smaller homes, consisting of a mix of single-story attached homes and two-story single-family homes. The average home, as originally approved by the Planning Commission, was 1525 square feet. All of us invested here with the understanding that this had already been approved by the Planning Commission. (We were not naive enough to think that nothing would be built on this property, and understood what the new development would look like.) Now PLC has changed the plan substantially, and seems to be trying to push this through as MINOR changes. In reality, the MAJOR changes are making all homes two-story, and making them considerably larger, at an average of 2057 square feet. This 35% increase in density is certainly NOT a minor change. While trying to gain approval as such is probably not illegal, it certainly seems unethical. Please don't "rubber stamp" this as minor changes being requested by a builder, when it is, in reality, major changes that will substantially impact our wonderful community.
