NOTICE IS HEREBY GIVEN that the City Council of the City of Palm Springs, California, will hold a public
hearing at its meeting of January 26, 2023. The City Council meeting begins at 5:30 p.m., in the Council Chamber
at City Hall, 3200 East Tahquitz Canyon Way, Palm Springs. Pursuant to Assembly Bill 361, this meeting may
be conducted by teleconference. View the City Council meeting live at the City's website at
uw.palmspringsca.gov/pstv, YouTube, or Channel 17 (Spectrum).
The purpose of this hearing is to consider the appeal filed by 12 @ Las Palmas, LLC (Applicant) regarding the
Planning Commission's decision on December 14, 2022 for the conditional approval of 12-unit multiple -family
residential project consisting of for -sale condominiums on a 0.95-acre site located between Camino Norte and
North Palm Canyon Drive, west of the intersection of North Palm Canyon Drive and Camino Monte Vista.
Specifically, the Applicant requests the removal of a requirement to exclude vehicular gates from the project entry
(condition of approval PLN 13).
The Planning Commission reviewed the item at their meeting of December 14, 2022 and voted 6-0 (1 absent) to
conditionally approve the project applications, which consist of a Conditional Use Permit (Case 5.1554 CUP),
Tentative Tract Map (Case TTM 38416), and a Major Development Permit (Case 3.4289 MAJ). The applicant has
appealed this decision to the City Council and requests vehicular gates be permitted for the project.
ENVIRONMENTAL DETERMINATION: The City Council will consider determining this project categorically
exempt from environmental review pursuant to Section 15332 (Class 32 — "In -Fill Development Project") of the
California Environmental Quality Act (CEQA) Guidelines.
REVIEW OF PROJECT INFORMATION: The proposed application, site plan, and related documents are
available for public review via email by contacting the project planner: David Newell at
David.Newell@palmsprinqsca.gov. Staff is available to answer questions by telephone at (760) 323-8245
between the hours of 8:00 a.m. and 6:00 p.m., Monday through Thursday.
COMMENT ON THIS APPLICATION: Response to this notice may be made as follows:
• You may provide oral comments at the meeting or by contacting the City Clerk's Office at

una audiencia publica en su reuni6n del dia 26 de enero de 2023. La reuni6n del Ayuntamiento de Is ciudad comenzarfi a las
5.30 PM en Is C6mara del Consejo del Ayuntamiento ubicada en 3200 East Tahquitz Canyon Way, Palm Springs. De
