NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Palm Springs, California, will hold a
public hearing at its meeting of February 28, 2024. The Planning Commission meeting begins at 5:30 p.m., in the
Council Chamber at City Hall, 3200 East Tahquitz Canyon Way, Palm Springs. View the Planning Commission
meeting live at the City's website at www.oalmspringsca.gov/pstv, the City's YouTube channel, or Channel 17
(Spectrum).
The purpose of the hearing is to consider Case TPM 38635: a Tentative Parcel Map application by The Mezrahi
Trust, to subdivide a partially developed, 1.85-acre parcel into two parcels. Each of the proposed lots will comply
with the minimum lot standards of the R-2 Zone. The subject property is located at the northwest side of Sunrise
Way and East Andreas Road.
ENVIRONMENTAL DETERMINATION: Pursuant to Section 15315 of the California Environmental Quality Act
(CEQA) Guidelines, the proposal meets criteria for a Class 15 Categorical Exemption and qualifies as a Minor Land
Division. Class 15 consists of the division of property in urbanized areas zoned for residential, commercial, or
industrial use into four or fewer parcels when the division is in conformance with the General Plan and zoning, all
services and access to the proposed parcels to local standards are available, the parcel was not involved in a
division of a larger parcel within the previous 2 years, and the parcel does not have an average slope greater than
20 percent.
REVIEW OF PROJECT INFORMATION: The application, tentative parcel map and other related documents are
available for public review at the City Hall between the hours of 7:30 a.m. and 5:30 p.m. Monday through Thursday.

these documents.
COMMENT ON THIS APPLICATION: Response to this notice may be made verbally at the Public Hearing and/or
in writing before the hearing:
• You may provide oral comments at the in -person hearing. Alternatively, you may provide oral comments
by teleconference (remotely) by following instructions on the posted agenda. Agendas are available at least
72 hours in advance of the meeting by visiting www.r)almspdngsca.gov/agendas
• Written comments may be submitted to the Planning Commission by email at planningQ)almsoringsca.gov
or letter to the address below. Transmittal prior to the start of the meeting is required. Any correspondence
received during or after the meeting will be distributed to the Planning Commission as soon as practicable
and retained for the official record.

una audiencia publica en su reuni6n del dia 28 de febrero de 2024. La reuni6n de la Comisi6n de Planificaci6n comienza a

El prop6sito de esta audiencia consiste en considerar el Caso TPM 38635, solicitud de Mapa de Parcela Tentativo
presentada por The Mezrahi Trust, para subdividir una parcela parcialmente urbanizada de 1.85 acres en dos lotes. Cada

DETERMINACION AMBIENTAL: de conformidad con el articulo 15315 de las Directrices de la Ley sobre Calidad del Medio
Ambiente de California (CEQA, por sus siglas en ingl6s), la propuesta cumple con los criterion para una Exenci6n Definitiva
de Clase 15, Divisi6n Manor de Tierras. La Clase 15 consiste en la divisi6n de propiedades ubicadas en Areas urbanizadas
delimitadas para use residencial, comercial o industrial en cuatro o menos parcelas, siempre que dicha divisi6n cumpla con
el Plan General y la zonificaci6n, todos los servicios y accesos a las parcelas propuestas estAn disponibles, la parcela no
haya formado parte de la divisi6n de una parcela mAs grande dentro de los dos ahos anteriores y la parcela no tenga una
pendiente promedio mayor al 20 por ciento.
REVISION DE LA INFORMACION DEL PROYECTO: la solicitud propuesta, el mapa de parcelas tentativo y los
documentos relacionados estAn disponibles al p6blico para fines de anAlisis en el Ayuntamiento de lunes a jueves de 7.30
