San Lorenzo PROJECT NAME: SFD for Luxury Estates The plans transmitted herewith have been corrected where necessary and substantially comply with the jurisdiction’s building codes. The plans transmitted herewith will substantially comply with the jurisdiction’s codes when minor deficiencies identified below are resolved and checked by building department staff. The plans transmitted herewith have significant deficiencies identified on the enclosed check list and should be corrected and resubmitted for a complete recheck. The check list transmitted herewith is for your information. The plans are being held at EsGil until corrected plans are submitted for recheck. These remaining items have not been adequately addressed. The numbers of the items are from the previous check list and may not necessarily be in sequence. The notes in bold font are current. PLANS 1. Please make all corrections and submit THREE new complete sets of prints, to the Palm Springs building department. Please note: Before correcting the plans, you should wait until you’ve received comments from other city departments (Fire, Planning, etc.). SUBMITTED PLANS FOR REVISION SHOW THAT WHOLE STRUCTURE IS BEING DEMOLISHED AND ONLY THE SLAB AND THE EAST FACING GARAGE WALL REMAINS. BECAUSE OF THIS FACT, THE PROJECT IS CONSIDERED NEW SINGLE FAMILY DWELLING. No responses were provided with the resubmitted set of plans. Please make sure that all the corrections noted below are responded to in writing by the designer and/or engineer and returned to the city along with the revised set of plans. 2. All sheets of plans must be signed by the person responsible for their preparation. (California Business and Professions Code). Signatures on the final sets of plans will be verified before they are approved. 3. Plans shall have the structural portions signed and sealed by the California state licensed engineer or architect responsible for their preparation, along with structural calculations. (California Business and Professions Code). Signatures on the final sets of plans will be verified before they are approved. FIRE PROTECTION 4. An automatic residential fire sprinkler system shall be installed in one family dwelling. Please clearly note this on the plans. Section R313.2. I could not verify where this was addressed on the plans. On the cover sheet of the plans, specify any items that will have a deferred submittal (trusses, fire sprinklers/alarms, etc.). Additionally, provide the following note on the plans: “Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the building official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. The deferred submittal items shall NOT be installed until their design and submittal documents have been approved by the building official.” Palm Springs 2018-1661 Rev 8/8/2019 FOUNDATION REQUIREMENTS 6. Revise the foundation plan to show that the existing slab, perimeter footings, grade beams, pad footings including their reinforcements and the underground utilities for electrical, plumbing and mechanical have been inspected and approved by the City of Palm Springs and they were found to comply with the current codes. This was not addressed. STRUCTURAL Since this is considered a new structure, the following structural comments apply: NO REPLY FROM STRUCTURAL ENGINEER OF RECORD OR STRUCTURAL PLANS WERE SUBMITTED. 7. Show beam A (7 X 16 parallam) as called on page 22 of the structural calculations. Refer to sheet A.6 of the plans. 8. I was not able to find beam I. 9. There are two beam J shown on sheet A.6 of the plans. Both sizes shown do not agree with the ones called on pasge27 of the structural calculations. 10. Show hold downs (HDU11) at each end of the shear wall at line B-B, (HDU4) at each end of the shear wall at line D-D/E-E 11. Show the required grade beams for all the shear walls. Refer to page 50 of the structural calculations. 12. The plans shall indicate that special inspection will be provided for the following work. (CBC Chapter 17 and Section 107.2) A. Expansion anchors. Periodic special inspection should be provided for anchors installed in hardened concrete. Section 1705.3. ENERGY CONSERVATION 15. Prior to the initial plan submittal the energy design was required to be registered with the appropriate HERS provider data registry. Prior to the next plan review, please register the energy design and resubmit plans with completed forms (registration number). This was not addressed. 16. Include on the Title Sheet of the plans the following statement: “Compliance with the documentation requirements of the 2016 Energy Efficiency Standards is necessary for this project. Registered, signed, and dated copies of the appropriate CF1R, CF2R, and CF3R forms shall be made available at necessary intervals for Building Inspector review. Final completed forms will be available for the building owner.” This was not addressed. Palm Springs 2018-1661 Rev 8/8/2019 17. Include all applicable sections of the (MF1R) RMS-1 form or the specifications contained thereon with the plans. This was not addressed. MISCELLANEOUS To speed up the review process, note on this list (or a copy) where each correction item has been addressed, i.e., plan sheet, note or detail number, calculation page, etc. Please indicate here if any changes have been made to the plans that are not a result of corrections from this list.
