This letter is to inform you that the above captioned project may be subject to review by various City Departments
and, at times, outside agencies.
Please be aware that it will be the responsibility of the applicant to address any and all of the comments from
each Department and to resubmit plans directly to the Departments. Once the comments have been addressed
to each Department’s satisfaction, they will notify the Building Department that the plans are approvable. Building
permits shall not be issued until such a time as all of the Departments have been satisfied.
Please secure the approvals of all applicable Departments in a timely manner so as not to delay the issuance of your
permits at the conclusion of the plan check process.

COMMENTS OR CORRECTIONS:
1. The City has contracted with EsGil Corporation to perform the review of this project. They do not,
however, review plans for Zoning Ordinance and/or Municipal Code requirements. Therefore the following
comments shall be considered to be in addition to the comments made by them. If you should have any
questions regarding this, please do not hesitate to contact this office.
2. Effective April 1, 2015 and pursuant to Section 19827.5, Health and Safety Code, a permit that includes the
demolition of structural elements shall not be issued except upon the receipt from the permit applicant of a
copy of each written asbestos notification regarding the building that has been required to be submitted to
the United States Environmental Protection Agency, or to a designated stared agency (SCAQMD). The
permit may be issued without the applicant submitting a copy of the written notification if the applicant
declares that the notification is not applicable to the scheduled project. (See the attached document.)
3. Unless granted relief from the Zoning Ordinance, the minimum setbacks shall be 25’ in the front, 10’ on
both sides and 15’ in the rear. Please note that setback shall be measured perpendicular to the property
lines.
Note: The garage addition appears to be too close to the side property line.
4. The plans for Permit 2017-1646 show the addition behind the garage (the master bathroom) to be inset 7”
(to 10’ from the property line). The new plans should show that.
Note: An option for fixing the “distance to side property line” issue is an AMM through the Planning
Department. I spoke to one of the Planners. He didn’t where you had made an application for the AMM,
but he agreed to take the plans to their staff meeting to ask the Director, in advance of having to cough up
the money for the application, if he would support the AMM since the lot does not seem substandard in size
or width. I will find out either this evening or in the morning the outcome of the meeting. If the Director is
supportive, you will need to pay for an AMM and the Planning Department will complete the AMM
process. If he is not supportive, you will need to fix the plans to show the distance from the side property
line to all of the additions including, but not limited to, the garage and the master bathroom, as 10’.
Whichever path is taken, it will have to be completed prior to the plans being approved.
