Zone Change by City Council
FINDINGS
1)The proposed Change of Zone (CZ)is consistent with the intent of the General Plan CBD
(Central Business District)Land Use designation area.
2)The project site is suitable for the proposed uses in terms of site design,size,and accessibility,
including the proposed control access on the North Belardo Road.
3)The approval of the CZ application will allow seamless and consistent development throughout
the site.
4)The approval of the CZ application will allow the extension of the C-1 zone designation along
North Palm Canyon Drive,which is compatible and supportive of downtown.

RECOMMENDATION
That the City Council:
1)Introduce and waiver further reading of the Change of Zone (CZ) ordinance.
2)Approve the CZ application subject to conditions of approval.
Should the City Council approve the Zone Change, the project will be presented to the
Architectural Review Committee for approval of architectural and landscape design.
