Dear City Council and Staff, RE: Support - 2023-03-09 City Council Agenda Item 2A - Sunnyview Villas. Excited and supportive of this excellent affordable housing project in our Upper West Side NOrg. Some important concerns need addressing, which are currently absent from the plan. 1.ADDITIONAL on-site resident and visitor parking. The property has the land (currently a lot of unnecessary lawn/turf) to add plenty of ADDITIONAL on-site resident and visitor parking spaces. Currently Sunnyview Villas residents and visitors are seriously lacking sufficient on- site parking. As a result, approximately 50% of Sunnyview Villas residents and visitors have no choice but to fill the surrounding streets with their vehicles in the area of Upper West Side, Racquet Club Estates, and Racquet Club West NOrgs. Because their vehicles are always parked on the streets, they are more inclined than average to be easy targets of catalytic converter thefts and other types of vehicle related thefts. Additionally, with the coming soon Monarch Apartment Homes currently under construction next door to Sunnyview Villas, street parking will likely become even more competitive and challenging for the area. So, please require this project to make better use of the land and go above and beyond the code minimum parking requirements, and get creative to add as much ADDITIONAL parking as possible, including visitor parking. It’s desperately needed. 03/09/2023 Public Comment Item 2A 2. Turf removal, please require this project to remove all lawns/turf. This property is surrounded with large areas of lawns, and is an almost daily chronic major water waster, with water running down the street for many blocks. In fact, just today the property had to be reported for serious water waste, because the flooding was also interfering with the Francis Rd. rehabilitation project actively under construction all this week. 3. Currently, Sunnyview Villas is safe Smoke-Free Housing, because nationally all HUD Housing it is required to be safe Smoke-Free Housing. Please make as a requirement of this project, for it to continue to always be safe Smoke-Free Housing. 4. We are hopeful, that the exterior aesthetics will be addressed by the Architectural Advisory Committee on this project too. Currently it is ugly and badly dated, and some small changes could make a HUGE difference.
